Up to $175,000 + 401k and comprehensive benefits I am currently working with a Development Firm who is looking to appoint an experienced Project Manager to oversee the delivery of an 80+ unit mixed-use development in Queens. This is an excellent opportunity for a Project Manager with strong ground-up construction experience to take a leading role on a major development, working alongside an experienced project management team and overseeing the General Contractor from the owner's side - without the pressures of working directly for a General Contractor. The Project Manager will have overall responsibility for managing the project from pre-construction through completion, ensuring the development is delivered on schedule, within budget and to the required quality standards. The key responsibilities of the Project Manager will be: Manage the overall delivery of an 80+ unit ground-up mixed-use development Oversee and coordinate the General Contractor and all major project stakeholders Work closely with the Superintendent, architects, engineers, consultants and subcontractors Manage project schedules, budgets, milestones and overall project performance Review and monitor construction progress against the approved schedule Review drawings, specifications, contracts and construction documentation Identify potential project risks, delays and cost issues and implement appropriate solutions Review change orders, payment applications, RFIs, submittals and project documentation Coordinate with the design team to resolve construction and design-related issues Attend and lead project, owner, contractor and coordination meetings Monitor project costs and ensure work remains within the approved budget Oversee quality control and ensure construction is being completed to the required standards Coordinate inspections, testing, permitting and other project requirements Maintain clear communication between ownership, the General Contractor and project consultants Monitor site progress and ensure the project remains on schedule Support the project through punch list, turnover and final closeout The ideal Project Manager will have: 5+ years of experience as a Project Manager within the New York City construction market Strong ground-up construction experience, ideally with residential or mixed-use developments Proven experience managing projects from pre-construction through completion Strong understanding of construction schedules, budgets and project controls Experience overseeing General Contractors and multiple project stakeholders Strong knowledge of construction drawings, specifications and contracts Experience with change orders, RFIs, submittals, pay applications and project documentation Excellent communication, organizational and problem-solving skills Strong understanding of NYC construction processes and requirements The ability to take ownership of a project and drive it through to successful completion What's in it for you?
