$90,000 - $125,000 per year, commensurate with experience A mechanical service company in the Bronx, specializing in plumbing and fire protection for commercial and residential buildings, is hiring a DOB Expediter / Junior Project Manager to own the permitting and inspection process for the team. You'll file and track permits and alteration applications with the NYC Department of Buildings, manage inspection sign-offs and violation removal, and step in to support field supervisors and project managers as needed. This is a highly organized, detail-driven seat at the center of how work actually gets approved and closed out. Responsibilities File permits and Limited Alteration Applications (LAAs) with the NYC Department of Buildings (DOB) for plumbing and fire protection projects Schedule inspections and manage sign-off for those permits and LAAs Own close-out documentation for all permitted projects Collect, catalog, and submit field inspection and testing reports, including NFPA 25 sprinkler/standpipe inspections, annual fire pump testing, PRV testing, dry valve testing, LL152 gas inspections, and DEP backflow testing Manage the legalization process for plumbing and fire protection work scopes as needed Open and manage DOB, Con Edison, and National Grid gas emergency cases Own FDNY violation removal and scheduling Support field supervisors and project managers in a project management capacity Visit DOB offices and job sites as needed Support senior leadership with internal filings and special projects Required Qualifications 1-3+ years of experience in construction permitting, expediting, or project coordination, ideally in plumbing, fire protection, or mechanical trades Working knowledge of NYC Department of Buildings (DOB) permit filing and processes Highly organized with strong attention to detail and follow-through Comfortable managing a high volume of permits, filings, and inspection reports at once Strong written and verbal communication skills Proficient with Microsoft Office and general office software Preferred Familiarity with
DOB NOW, FDNY
CIS, or similar municipal filing portals Experience with
NFPA 25, DEP
