Job Description
Overview The Fence and Deck Project Manager is responsible for the end-to-end planning, execution, and coordination of fence installations and deck projects that meet or exceed quality, schedule, and budget targets. This role ensures seamless collaboration across internal teams and clients to deliver on-time, on-budget projects that delight our customers and maintain Integrous brand appeal. Scope of Qualified Projects
- Fence installations with a contract value over $20,000, or projects with multiple mobilizations/scopes.
- Deck installations with a contract value over $50,000.
- Projects may require coordination across multiple crews, subcontractors, and suppliers - while encompassing design and staging activities. May also need to meet with inspectors and ensure the project is up to spec. Primary Focus
- Pre-project planning, execution, and cross-functional coordination to ensure on-time, on-budget delivery.
- Proactive risk identification and mitigation throughout the project lifecycle.
- Clear communication with clients, internal stakeholders, and Site Supervisors to maintain alignment on scope, schedule, and budget. Key Responsibilities 1. Pre-Project Planning and Kickoff
- Lead internal project kickoff meetings with the Account Manager (AM) and Estimator as needed to confirm scope, budget, and schedule.
- Develop and confirm project baselines: scope of work, milestones, budget, material purchase plan, and internal/client communication plan.
- Facilitate clarification of client expectations, code and permit requirements, and any constraints or assumptions to set realistic objectives.
- Assemble and distribute a comprehensive project plan, including risk analysis, change management process, quality plan, and safety requirements (as needed). 2. Scheduling, Coordination, and Field Briefing
- Collaborate with the Scheduling Manager and Site Supervisors, ensuring resource availability aligns with project milestones.
- Brief Site Supervisors (and Foremen as needed) on project scope, sequence of work, safety expectations, quality standards, and critical milestones.
- Coordinate sequencing across trades (framing, fencing, decking, railings, gates, staining/sealing, finishes) to optimize workflow and minimize conflicts.
- Track and adjust crew allocations, equipment needs, and material deliveries to maintain the project calendar. 3. Monitoring and Control
- Track milestones, job profitability, and change orders; maintain accurate project financials and forecasting.
- Manage change control processes: assess scope changes, quantify cost and schedule impacts, obtain approvals, and update project baselines.
- Identify, assess, and mitigate project risks (schedule slip, material delays, weather impacts, permitting delays, safety incidents).
- Monitor adherence to code requirements, permitting conditions, and quality standards; ensure timely inspections and corrective actions. 4. Communication and Stakeholder Management
- Serve as the primary point of contact for progress, issues, and changes for clients and internal stakeholders (AM, Estimator, Scheduling Manager, Site Supervisors, and Foremen.
- Provide transparent, timely status updates, escalation paths, and decision-ready information.
- Facilitate client meetings and site walkthroughs as needed, ensuring client satisfaction and alignment on progress and final acceptance criteria. 5. Quality, Safety, and Compliance
- Ensure workmanship meets company standards and industry best practices; coordinate quality checks at critical milestones.
- Verify that all inspections (codes, permitting, and manufacturer requirements) are completed, documented, and filed.
- Oversee the final walkthrough with the customer, address punch-list items, and secure sign-off. (As needed and in accordance with size and scope of the project) 6. Documentation and Records
- Utilize Integrous ERP and document storage application for maintaining all critical documentation associated with projects. 7. Team Leadership and Collaboration
- Foster a collaborative environment across AM, Estimator, Scheduling Manager, Site Supervisors, Foremen, and internal departments (purchasing, safety, finance).
- Promote continuous improvement by capturing lessons learned and incorporating them into future projects (AAR champion). Skills and Qualifications
Experience:
Minimum 5-7 years in construction project management; proven track record delivering projects within scope, schedule, and budget.Technical:
Strong knowledge of framing, fencing and railing systems, deck construction (framing, decking materials, railings, stairs), waterproofing, and surface finishes.Regulatory:
Familiarity with local building codes, permitting processes, and inspection regimes related to exterior structures.Project Management:
Proficient in scheduling, budgeting, change management, risk assessment, and resource planning; ability to develop and manage baselines.Communication:
Excellent written and verbal communication; skilled at client liaison, negotiations, and conflict resolution.Tools:
Proficient with technology, including, but not limited to: scheduling tools, estimating/bid systems, Design/Drafting, ERP, and standard office software (Excel, Word, PowerPoint).Leadership:
Strong team leadership, collaboration, and decision-making capabilities.Safety:
Commitment to health and safety with knowledge of OSHA standards or local equivalents; ability to implement and enforce safety plans. Performance Metrics and Success Indicators- On-time delivery rate of fence and deck projects.
- Adherence to approved budgets and forecast accuracy.
- Quality metrics: inspection pass rates, punch-list closure times, and customer satisfaction scores.
- Client satisfaction and repeat business indicators.
- Accuracy and completeness of project documentation and closeout deliverables. Working Relationships
- Reports to: Director of Operations
- Collaborates with: Account Manager, Estimator, Scheduling Manager, Site Supervisors, Foremen, Subcontractors, Purchasing, Safety, QA/QC, and Finance/Accounting. Physical and Schedule Requirements
- Travel to project sites as required; ability to manage multiple sites concurrently.
- Availability for site visits, client meetings, and occasional after-hours communications to address critical issues. Compensation and Benefits
