Seattle Travel:
Local project site visits, generally a few times per month Our client is seeking an experienced Project Manager to lead complex design-build mechanical, MEP, energy, and building infrastructure projects throughout the Seattle area. This is not traditional ground-up commercial construction . Projects focus on improving and modernizing existing commercial and institutional facilities through complex HVAC, mechanical, utility, controls, energy-efficiency, and infrastructure upgrades . This is an excellent opportunity for a Project Manager with a mechanical, MEP, design-build, or technically complex construction background who wants the autonomy of a remote role while continuing to manage substantial construction projects from preconstruction and estimating through construction, commissioning, and closeout . - 150,000 base salary depending on experience Up to 20% annual performance bonus Primarily remote with occasional local project site visits , generally a few times per month Lead projects typically ranging from $2M

The Projects:
Projects typically range from $2M
- 10M+ and focus on complex improvements to existing commercial and institutional facilities.
Projects may include:
HVAC and mechanical system retrofits and modernization Chiller and boiler upgrades Hydronic and building utility systems Central utility and infrastructure improvements Building automation, controls, and smart building systems Energy-efficiency and building performance upgrades Water system improvements LED lighting and electrical energy upgrades Renewable energy and decarbonization projects CHP/cogeneration systems Capital improvement projects Phased work within occupied or operational facilities What You'll Do Manage design-build projects from preconstruction and estimating through completion Develop conceptual estimates, budgets, schedules, and execution plans Coordinate closely with in-house engineers and designers Manage subcontractors, vendors, clients, and project stakeholders Oversee project financial performance, scheduling, procurement, and documentation Manage change orders and identify project risks proactively Coordinate work within existing and occupied facilities Maintain strong client relationships throughout the project lifecycle Support startup, commissioning, and final project closeout Drive projects from kickoff through successful completion What We're Looking For 5+ years of Project Management experience in commercial construction, MEP, mechanical, HVAC, or design-build environments Experience managing projects from preconstruction through completion Experience managing projects in the $2M
