Leadership Construction Management Full Job Description Operations Project Manager:
Make Our Factory Run Faster (Salinas, CA) Framework First builds homes inside our own factory, then crane-delivers them onto our clients' properties. Permits, foundation, finishes, inspections, all handled for them. We're a family-owned business with 40+ years of building experience and a 5.0-star reputation. We're growing fast, and we need someone to make sure every project moves through our factory and our field operations as efficiently as humanly possible. This is not a desk job. This is not a clipboard job. It's a role for someone who lives inside the details of how things actually get built, and who isn't afraid to hold a crew accountable when a project falls behind. What you'll actually do Own every active project's timeline in our internal dashboard, from factory build to on-site delivery. You'll know the status of every unit, every day, before anyone has to ask. Walk the factory floor and ask the hard questions: When did this build start? Who's on it? What's the build time? Are we on track? Then you document the answers. Drive crew accountability. Track build times by role (craftsmen, finishing specialists, utility techs). When someone's behind, you document it, you address it, and you follow up. We want a real paper trail and a culture of "we move fast here." Go on-site when needed for inspections, planning-department coordination, and feasibility work. Some weeks you're 60% factory, some weeks 60% field. You'll have a company vehicle for it. Coordinate our planning department daily so permits, approvals, and prep work happen on schedule, not late. Be reachable for time-sensitive calls outside standard hours when an inspector or planning official reaches out. Speed matters in this business. A missed call can cost us days. Who you are You've managed projects in manufacturing, construction, modular/prefab, or a similar build environment. You understand how things get made. You're organized to a fault and comfortable living in project-management software. You're comfortable holding people accountable. You can tell a crew member "you're behind schedule, here's what changes," directly, fairly, no drama. This is core to the job. You document everything. You instinctively keep records of who did what, when, and how long it took. You drive urgency without burning people out. You make the operation faster, not more miserable. You have a clean driving record (company vehicle for on-site work). Schedule 7:30 AM to 4:00 PM, Monday through Friday, with occasional after-hours responsiveness for inspector and planning calls. That responsiveness is why this role is salaried, not hourly. Compensation Base salary:
$100,000 to $110,000 per year, based on experience, paid biweekly. Performance bonus:
up to ~$50,000 per year, paid quarterly and tied to clear, measurable targets: on-time delivery, crew-accountability documentation, labor-cost control, and factory uptime. We'll walk you through exactly how you earn it. No mystery. Total potential:
$150,000 to $160,000 per year for someone who executes. 401(k), paid time off, and a company vehicle for site visits. Why Framework First We're a real family business, not a VC-backed startup. We build real homes for real families, and we treat our team the same way: straight talk, real opportunity, and a clear path to grow. This role has a direct line of sight to senior operations leadership as we scale to multiple shifts. To apply:
Submit your resume. Tell us about a project you personally kept on schedule when it was slipping, what you did, and what it would have cost if you hadn't. Pay:
$100,000.00 - $160,000.00 per year Benefits:
