This is a field-focused position with some office responsibilities. The Project Manager will coordinate subcontractors and vendors, monitor construction schedules, inspect workmanship, manage jobsite activities, resolve construction issues, and ensure homes are completed safely, on time, within budget, and according to company quality standards.
The ideal candidate will have hands-on experience managing residential new home construction and be comfortable spending the majority of their time in the field.
Oversee homes from pre-construction through final completion and homeowner closing.
Coordinate and schedule subcontractors, trade partners, suppliers, and inspections.
Monitor construction schedules and ensure projects remain on track.
Conduct regular jobsite inspections to verify workmanship, materials, and construction quality.
Ensure construction follows approved plans, specifications, building codes, and company standards.
Identify construction issues early and coordinate timely solutions.
Monitor jobsite safety and ensure subcontractors follow safety requirements.
Track materials and coordinate deliveries to avoid construction delays.
Review work completed by subcontractors and ensure deficiencies are corrected.
Manage punch-list items and coordinate final completion.
Coordinate homeowner walkthroughs and assist with preparing homes for closing.
Communicate regularly with management regarding project status, delays, budget issues, and quality concerns.
Maintain accurate construction records, schedules, inspections, and project documentation.
Work closely with purchasing to resolve material and vendor issues.
Assist with warranty-related issues after closing when necessary.
Maintain professional relationships with homeowners, subcontractors, suppliers, inspectors, and internal teams.
Ensure homes are completed within established budgets, schedules, and quality expectations.
Experience managing residential construction projects from start to finish.
Strong understanding of residential construction processes, including foundations, framing, roofing, electrical, plumbing, HVAC, drywall, flooring, cabinetry, and finishes.
Experience coordinating subcontractors and trade partners.
Ability to read and interpret construction plans, drawings, and specifications.
Strong scheduling, organization, and time-management skills.
Ability to identify construction defects and quality issues.
Strong problem-solving and communication skills.
Comfortable working primarily in the field and visiting multiple jobsites.
Knowledge of residential building codes and construction safety practices.
Experience with construction management software preferred.
High school diploma required; degree or construction-related certification preferred.
Valid driver's license and reliable transportation.
