Project Manager Job Description The Project Manager leads grading and site development projects from pre-construction through closeout, ensuring they are delivered safely, on time, and within budget. This role manages multiple concurrent projects, oversees field operations, and coordinates closely with clients, engineers, subcontractors, and internal teams to maintain high standards of quality, productivity, and regulatory compliance. Responsibilities Manage all phases of grading and site development projects, including pre-construction planning, execution, and project closeout. Develop, maintain, and update detailed project schedules, budgets, and cost forecasts to ensure projects remain on track and within financial targets. Coordinate and communicate effectively with clients, engineers, subcontractors, and internal teams to align expectations and project objectives. Oversee field operations to ensure productivity, safety, and quality standards are consistently met on all active job sites. Review construction drawings, contracts, and technical specifications to confirm alignment with project scope and identify potential conflicts or gaps. Identify project risks early, develop mitigation strategies, and resolve issues promptly as they arise in the field or during planning. Monitor project costs, approve invoices, and manage overall financial performance to support profitability and cost control. Lead regular project meetings, including subcontractor and internal coordination meetings, and provide clear updates to stakeholders. Ensure compliance with local, state, and environmental regulations throughout all phases of construction. Oversee 2-3 projects simultaneously, balancing priorities and resources across multiple job sites. Utilize construction management tools and software for project scheduling, document control, and reporting. Manage change orders and AIA billing processes to ensure accurate documentation and timely invoicing. Review and interpret civil plans, site layouts, and technical specifications to guide construction activities. Support both commercial and residential construction efforts, including civil and site development work involving excavation, utilities, and drainage. Essential Skills 3-5 years of project management experience in grading, earthwork, or civil/site construction. Strong understanding of site development operations, including excavation, utilities, and drainage. Proven ability to manage multiple projects simultaneously while maintaining quality and schedule adherence. Experience with budgeting, scheduling, and cost control on construction projects. Proficiency with construction management tools such as Procore, Bluebeam, or similar platforms. Ability to read and interpret civil plans and technical specifications. Experience working with AIA billing processes and change order management. Experience in construction project scheduling and document control. Experience in commercial construction, residential construction, and civil construction projects. Proficiency with Microsoft Office for reporting, documentation, and communication. Experience leading subcontractor meetings and coordinating field activities. Familiarity with construction practices and regulations in South Carolina. Experience working on commercial, industrial, or residential development projects. Additional Skills & Qualifications Bachelor's degree in Construction Management, Civil Engineering, or a related field. Experience in both commercial and residential site development environments. Comfort working in a fast-paced construction setting with multiple concurrent priorities. Strong communication and interpersonal skills for working with diverse project stakeholders.
