Job Description
Senior Project Manager — Luxury Custom Home Construction Charleston, SC | Full-Time About The Company We construct custom residential projects at the high end of the luxury market in the Charleston, SC area. Projects are built in collaboration with architects and interior designers, including firms with published work in industry publications. Project scope, budget, and design complexity require a senior-level project manager capable of managing job roles and responsibilities independently. The Role The Senior Project Manager is responsible for day-to-day execution of custom home construction projects from pre-construction through closeout. Responsibilities include field supervision, quality control, schedule management, and serving as the primary point of contact between the field, the client, and the design team. This is a senior-level position. Candidates should have prior experience independently managing high-end custom residential projects of comparable scope. Depending on performance, this role may lead to management or leadership responsibilities within the company. Responsibilities Manage the full project lifecycle for custom residential construction, from pre-construction through closeout Read and execute architectural and design plans in the field Develop and maintain the project schedule, and hold trades, suppliers, the design team, and the client accountable to it Perform quality control on work completed by trades and on materials sourced and installed Serve as a point of contact for clients and design teams on project status and field conditions Identify and resolve field issues, including scheduling conflicts, plan discrepancies, and site conditions Maintain professional working relationships with trades and suppliers Understand and manage budgets, change orders, and purchasing. Be able to identify items that will negatively impact margins. Ability to identify and address potential issues before they affect schedule or budget. Support the training and development of junior project managers and site staff On-site presence — this role requires majority of time spent on active job sites, in addition to administrative and coordination work from the field Qualifications Minimum 5 years of project management experience in high-end custom residential construction; larger-scale luxury projects preferred Prior experience working directly with clients and with named or published architects and designers Ability to read and interpret construction documents, specifications, and shop drawings Working knowledge of project management software (e.g., Procore, Buildertrend, CoConstruct, MS Project) Demonstrated ability to manage a project schedule while maintaining quality standards Ability to hold clients and design teams accountable to project requirements and timelines Ability to work independently with minimal oversight Ability to debrief Leadership of well thought out possible solutions to field/plan issues and contradictions and accept collaboration and feedback from Leadership Strong written and verbal communication skills Ability to hold and elevate site safety and cleanliness.
