Summary:

The primary goal of the Project Manager is to deliver every assigned project at scope and quality, on schedule, and under budget. Owns assigned glazing projects end-to-end — from estimating handover through field-ready release and into execution. Holds single-point accountability for project schedule, budget, quality, and contract performance on every assigned project, regardless of size or tier. Drives the eight-step preconstruction process to a Field-Ready Gate signoff, then leads field execution as the primary General Contractor interface. Operates in Foundation Software, Microsoft Project, and OneDrive. 2. Responsibilities Project Ownership & Scope Deliver every assigned project at scope and quality, on schedule, and under budget — the Project Manager's primary measure of performance. Own each assigned glazing project end-to-end, from estimating handover through field-ready release and into execution. Hold single-point accountability for project schedule, budget, quality, and contract performance on every assigned project. Project Initiation (First 15 Business Days After Award) Review the estimating handover package; confirm scope, schedule, and pricing assumptions, and resolve gaps before kickoff. Assign the project Foreman in coordination with the General Foreman and Division Head. Lead the project kickoff review meeting with the assigned field and office team. Complete full project setup in OneDrive and Foundation Software in accordance with SoP #01 (Project Setup) and SoP #02 (Kickoff). Preconstruction (SoPs #03-#08) Own submittal execution and shop drawing coordination through approval (SoP #03). Manage buyout and long-lead procurement of materials, equipment, and subcontracted work (SoP #04). Align project execution to the General Contractor's master schedule and milestones (SoP #05). Develop the project equipment and staging plan (SoP #06). Establish and maintain the project budget and change order log (SoP #07). Develop the project-specific safety plan (SoP #08). Secure the Field-Ready Gate signoff before mobilization, confirming all preconstruction steps are complete and documented. Field Execution & General Contractor Interface Serve as the primary point of contact for the General Contractor and owner on assigned projects. Process all RFIs, change orders, and submittals through to resolution. Direct daily field execution in coordination with the assigned Foreman and the General Foreman. Maintain and enforce the project schedule; take corrective action when schedule slips. Manage onsite issues, scope changes, and field-driven decisions in real time. Financial Management Maintain the project budget and current cost-to-complete forecast throughout execution. Monitor labor, material, and equipment costs against budget; report variances and recommend corrective action. Identify and capture all change order opportunities; price, negotiate, and process change orders. Submit progress billings on time and in full; minimize underbillings. Review shop drawings, system designs, and engineering details for accuracy and constructability. Internal Coordination Coordinate with the Head of Finance, HR and Admin on project numbering, cost control, and payroll administration for assigned projects. Coordinate with the Admin Support Coordinator on insurance certificates, bonding, and project compliance documentation. Escalate contract risk, commercial disputes, and material scope or schedule issues to the Division Head. Quality & Safety Enforce quality standards and ensure work conforms to contract specifications, shop drawings, and manufacturer guidelines. Enforce company safety policies and OSHA requirements on all assigned projects; ensure crews hold all required certifications and training. Conduct site visits and inspections to monitor workmanship, safety, and progress. Tools & Systems Maintain primary project records, billing, and cost data in Foundation Software. Develop and maintain project schedules in Microsoft Project. Manage project documentation, drawings, and correspondence in OneDrive in accordance with company file and naming standards. Project Closeout Execute thorough project closeout — punch list completion, final billing, retainage collection, as-builts, warranties, and O&M handover. Participate in estimate-to-actual cost reconciliation on completed projects. Capture and communicate lessons learned to the Division Head and the broader project team. Conduct other duties as requested by management within reason.
