Based on skill, experience, and proven record of success Job Description Manage commercial mechanical and plumbing projects for one of the region's leading mechanical contractors. HVAC, Inc. is a commercial mechanical and plumbing contractor that has served Northeast Tennessee and Southwest Virginia for 40 years. We are seeking an experienced Project Manager to oversee commercial HVAC and plumbing projects from preconstruction turnover through final completion. The Project Manager will be responsible for the overall performance of assigned projects, including budgets, schedules, procurement, documentation, subcontractor coordination, customer communication, and support of field operations. The ideal candidate will understand commercial mechanical construction, communicate effectively, and take ownership of project results. An engineering or construction-management background is a plus. What You'll Do Manage commercial mechanical and plumbing projects from award through final closeout. Review project plans, specifications, contracts, estimates, and scopes of work. Develop and maintain project budgets, schedules, cost projections, and cash-flow expectations. Coordinate with owners, general contractors, architects, engineers, vendors, subcontractors, and field personnel. Work closely with field supervisors to plan labor, equipment, materials, and subcontractor requirements. Manage equipment and material procurement, submittals, approvals, and delivery schedules. Prepare, price, submit, negotiate, and track change orders. Monitor job costs, labor productivity, committed costs, billing, and projected profitability. Identify scope gaps, scheduling conflicts, constructability concerns, and contractual risks. Prepare and manage RFIs, submittals, meeting minutes, correspondence, and other project documentation. Attend project meetings and provide accurate, timely progress updates. Coordinate BIM, fabrication, and installation requirements with internal departments and project partners. Ensure work complies with contract requirements, applicable codes, quality standards, and company safety policies. Maintain strong customer relationships and serve as the primary company contact for assigned projects. Coordinate project startup, turnover, commissioning, punch-list completion, and closeout documentation. Take ownership of project performance and proactively resolve issues affecting cost, schedule, quality, or customer satisfaction. What We're Looking For Experience managing commercial mechanical, HVAC, plumbing, or MEP construction projects. Strong working knowledge of commercial HVAC and plumbing systems and construction practices. Ability to read and interpret construction drawings, specifications, contracts, and project schedules. Understanding of project budgeting, cost control, labor forecasting, procurement, billing, and change-order management. Ability to manage multiple projects, deadlines, and competing priorities. Strong leadership, organization, problem-solving, and decision-making skills. Clear written and verbal communication with owners, general contractors, engineers, vendors, subcontractors, and field personnel. Proficiency with Microsoft Office and construction project-management software. Valid driver's license and the ability to travel to regional project sites. Ability to work from the company's Bristol, Tennessee office and visit jobsites as required. Strong Pluses Bachelor's degree in mechanical engineering, construction management, or a related field. Professional experience that combines engineering, estimating, field operations, or project management. Experience managing healthcare, educational, institutional, public-sector, or light-industrial projects. Experience with negotiated, design-build, and plan-and-spec construction. Familiarity with building automation, electrical systems, BIM coordination, and multi-trade self-perform delivery. Experience with commercial construction scheduling, fabrication, commissioning, and project closeout.
