Job Description
Job OverviewWe are seeking an organized, highly communicative, and strategic Project Manager to lead luxury custom residential construction projects from early pre-construction planning through final completion and client turnover.
In this role, you will serve as the central hub of communication between clients, architects, interior designers, field superintendents, sub-contractors, and company leadership. The ideal candidate excels at financial management, schedule optimization, trade procurement, and maintaining strong client relationships throughout complex, high-value custom home builds.
Prepare comprehensive project budgets, cost breakdowns, and quantity takeoffs for initial contract development and client approval.
Secure necessary permits, regulatory approvals, and utility connections prior to groundbreaking.
Solicit, review, and negotiate bids from sub-contractors and material suppliers.
Manage change orders, client selections, allowances, and monthly billing/draw requests.
Proactively identify and resolve potential logistics bottlenecks, material lead-time delays, or field challenges.
Host formal client meetings and site walkthroughs alongside architects, designers, and project stakeholders.
Ensure a high-touch, transparent, and seamless customer experience from initial design consultation to final move-in.
Lead final project closeout procedures, including punch list resolution, warranty handoffs, and client orientation.
Solid mastery of Microsoft Office Suite (Excel, Word, Project).
Strong financial acumen, negotiation skills, and analytical problem-solving abilities.
Ability to manage multiple complex custom projects concurrently while maintaining high attention to detail.

Key ResponsibilitiesPre-Construction & Planning:
Lead pre-construction processes, including reviewing architectural drawings, engineering plans, and interior design specifications.Prepare comprehensive project budgets, cost breakdowns, and quantity takeoffs for initial contract development and client approval.
Secure necessary permits, regulatory approvals, and utility connections prior to groundbreaking.
Budget & Financial Management:
Oversee overall project finances, tracking real-time costs against approved budgets to maintain project profitability.Solicit, review, and negotiate bids from sub-contractors and material suppliers.
Manage change orders, client selections, allowances, and monthly billing/draw requests.
Schedule & Operations Oversight:
Develop and maintain master project schedules using construction management software (e.g., Buildertrend, CoConstruct).Partner closely with field Superintendents to ensure daily progress aligns with overall project timelines and milestones.Proactively identify and resolve potential logistics bottlenecks, material lead-time delays, or field challenges.
Client Experience & Communication:
Serve as the primary point of contact for clients, delivering regular progress reports, managing selection timelines, and addressing inquiries.Host formal client meetings and site walkthroughs alongside architects, designers, and project stakeholders.
Ensure a high-touch, transparent, and seamless customer experience from initial design consultation to final move-in.
Quality Control & Closeout:
Collaborate with site superintendents to maintain strict quality standards and adhere to design intent.Lead final project closeout procedures, including punch list resolution, warranty handoffs, and client orientation.
Qualifications & RequirementsExperience:
Minimum 5+ years of project management experience in custom luxury residential construction or high-end residential renovation.Education:
Bachelor's degree in Construction Management, Building Science, Civil Engineering, or equivalent practical industry experience.Technical Skills:
Proficiency in construction management software (e.g., Buildertrend, CoConstruct, Procore, or similar platforms).Advanced skill in reading blueprints, structural plans, design finish schedules, and specs.Solid mastery of Microsoft Office Suite (Excel, Word, Project).
Core Competencies:
