Job Description
Commercial Construction Project Manager ML Bell Construction is an established commercial general contractor serving the Richmond, Virginia market. We are seeking an experienced Commercial Construction Project Manager to lead industrial, multifamily, and commercial projects ranging from approximately $500,000 to $5 million. This position is ideal for a construction professional who takes ownership, communicates effectively, builds strong relationships, and can successfully manage multiple projects from preconstruction through closeout. What You'll Do Manage multiple commercial construction projects from preconstruction through final completion Develop, maintain, and communicate project schedules Coordinate subcontractor activities with the Project Superintendent Communicate schedule changes and project requirements to subcontractors and team members Work with Preconstruction to review estimates, subcontractor scopes, long-lead items, and potential project issues Coordinate with owners, architects, engineers, consultants, and municipalities Manage permits, inspections, submittals, RFIs, and project documentation Monitor project budgets, schedules, quality, and safety Provide owners with regular updates regarding scope, schedule, and budget Identify and resolve scope, coordination, and cost issues Review and approve subcontractor payment applications within contract values Prepare, review, and manage owner and subcontractor change orders Lead weekly Owner-Architect-Contractor meetings Develop and manage project punch lists Conduct final walkthroughs and coordinate project closeout What We're Looking For Five or more years of commercial construction experience Project management experience on commercial projects valued between $500,000 and $5 million Strong understanding of commercial construction methods, drawings, and specifications Ability to manage multiple projects in different stages of construction Strong leadership, organization, and problem-solving skills Excellent written and verbal communication skills Proven ability to build productive relationships with clients, subcontractors, and project teams Strong computer skills Experience with Procore or similar construction-management software Compensation ML Bell Construction offers a competitive salary based on experience and the Richmond commercial construction market.
