Job Description

Project Manager - Multi FamilyPosition OverviewWe are seeking an experienced Project Manager to lead multi-family residential construction projects from pre-construction through close-out. The ideal candidate will ensure projects are delivered on time, within budget, and to the highest quality and safety standards while maintaining strong relationships with owners, subcontractors, architects, and municipal authorities. This role requires a proactive leader who can manage schedules, costs, risk, and team performance across multiple concurrent projects.

Key ResponsibilitiesLead and manage multi-family construction projects from pre-construction, procurement, and permitting through construction and close-out.

Develop, maintain, and drive project schedules and critical paths; coordinate with subcontractors and internal teams to meet milestones.

Create and manage project budgets, track costs, prepare forecasts, and manage change orders to protect project margins.

Oversee quality control and ensure all work complies with contract documents, building codes, and industry standards.

Coordinate and lead project meetings with owners, architects, engineers, and subcontractors; communicate project status, risks, and issues clearly and regularly.

Manage permitting, inspections, and approvals with local authorities and ensure compliance with all regulatory requirements.

Administer contracts, review subcontracts, process RFIs and submittals, and manage procurement of materials and equipment.

Implement and enforce site safety programs and OSHA-compliant practices; conduct site visits and inspections to monitor progress and safety.

Identify, assess, and mitigate project risks; develop contingency plans and resolve construction issues promptly.

Mentor and manage project engineers, superintendents, and administrative staff; foster a collaborative and results-oriented team environment.

Prepare and deliver regular project reports, forecasts, and close-out documentation to stakeholders.

QualificationsBachelors degree in Construction Management, Civil Engineering, Architecture, or related field preferred; equivalent experience considered.5+ years of project management experience in multi-family residential construction or similar heavy multi-unit projects.

Proven experience managing project budgets, schedules, contracts, and change orders on mid- to large-scale multi-family developments.

Strong knowledge of construction means and methods, building codes, permitting processes, and quality control practices.

Proficiency with construction management software (e.g., Procore, PlanGrid, Bluebeam), MS Project or Primavera, and Microsoft Office suite.
