Job Description:
We are seeking an experienced Project Manager with a strong commercial drywall, metal stud framing, and acoustical ceiling background to join our growing Self-Perform group in the Seattle/Bellevue market. The ideal candidate has managed large commercial drywall and framing projects from preconstruction through closeout and understands productivity, labor forecasting, scheduling, change management, subcontractor coordination, and client relationships. This role is responsible for overseeing financial performance, schedule execution, field coordination, and successful project delivery on commercial construction projects. Responsibilities Manage commercial drywall, metal framing, and acoustical ceiling projects from award through closeout. Develop and maintain project budgets, forecasts, and schedules. Manage change orders, RFIs, submittals, procurement, and project documentation. Partner with field leadership to monitor production, labor productivity, and job costs. Coordinate with owners, architects, consultants, and trade partners. Lead project meetings and communicate project updates to stakeholders. Ensure projects are delivered safely, on time, and within budget. Support estimating and preconstruction efforts as needed. Qualifications 5+ years of Project Management experience in commercial construction. Direct experience managing drywall and metal framing scopes. Experience with acoustical ceilings and interior finishes preferred.
Strong understanding of:
Commercial drywall systems Metal stud framing ACT ceilings Scheduling and project controls Change order management Cost forecasting Experience managing projects valued at $5M+ preferred. Proficient in Procore, Bluebeam, Microsoft Office, or similar construction software. Preferred Background Commercial drywall contractors Interior contractors Self-perform construction groups Large commercial interiors projects Healthcare, higher education, office, hospitality, aviation, or mixed-use projects
