ABOUT THE ROLE
We are seeking a motivated and organized Property Manager I to join a team dedicated to providing Alaskans with access to safe, quality, affordable housing. Working alongside a senior Property Manager, this role handles the day-to-day functions of affordable housing management in accordance with applicable public housing standards and HUD guidelines. The ideal candidate is a strong communicator who can assess problems quickly, manage competing priorities, and build effective working relationships with residents, staff, and outside partners.
WHAT YOU'LL DO
Engage with public housing residents daily to handle rent collection, unit inspections, rent change calculations, and general housing inquiries Ensure key operational metrics are met under applicable public housing and HUD assessment indicators, including physical condition of units, financial condition of the property, management performance, and resident satisfaction Walk the property regularly to assess curb appeal, identify hazardous conditions, inspect common areas and vacant units, and ensure work orders are issued to address deficiencies Conduct annual reexaminations and interim rent adjustments in compliance with the Admissions and Continued Occupancy Policy and HUD Rental Integrity Standards Assist with lease enforcement, conduct orientations for new residents, and serve notices as required Coordinate with admissions staff to ensure prompt leasing of ready units, including processing new resident move-in briefings, collecting security deposits, and updating tenant and accounting records Assist with capital planning, maintenance prioritization, and quality control of resident maintenance requests Ensure 24-hour emergency maintenance service availability Carry out all property operations in compliance with applicable federal, state, and local laws, policies, and the Alaska Landlord Tenant Act Perform additional duties as assigned
REQUIREMENTS
High school diploma or GED required Minimum 3 years of experience in office practices, property management, or a combination of both; property management experience preferred Related business college coursework or degree may be substituted for experience on a year-for-year basis Valid Alaska Driver's License with a clean driving record required, or ability to obtain one within 5 calendar days of hire Knowledge of federal and state regulations governing assisted housing programs Proficiency in Microsoft Word and Excel preferred Strong written and verbal communication skills Ability to interpret and apply regulations, rules, and procedures accurately and consistently Strong organizational skills with the ability to manage multiple priorities independently Solid math skills and comfort working with rent calculations and financial records Ability to establish and maintain effective working relationships with residents, team members, and outside agencies
