Job description: Windward Condominium Association seeks an experienced residential Maintenance Manager to execute the day-to-day operations of our residential community on Florida's beautiful Gulf Coast. This position includes the unique benefit of residing in a beautifully appointed two-bedroom beachfront apartment, where breathtaking ocean views are part of your everyday lifestyle. The ideal candidate should have experience in community management operations, robust maintenance skills, a strong work ethic, and a positive attitude. Perdido Key is located on a narrow strip of snow-white beaches and crystal blue waters in the Florida panhandle, between Pensacola, Florida, and Orange Beach, Alabama. No more than a few hundred yards wide in most places, Perdido Key stretches some 16 miles, with almost 60 percent of it located in federal or state parks - making it one of the last remaining unblemished stretches of wilderness on the Gulf of Mexico.

Windward is a forward-thinking and family-oriented condominium community dedicated to maintaining a safe and welcoming community for our 78-unit owners and guests. We have a strong commitment to maintaining our assets and fostering a cohesive community based on a common love of beach life. The condominiums are governed by an active Board of Directors with on site Management. Only a small number of units are offered as rental units. Windward spans the entire width of the Perdido Key. On the beach side this includes two condo buildings overlooking the ocean, a pristine swimming pool, and a boardwalk to our private beach. The condominium address is 16777 Perdido Key Dr, Pensacola, FL 32507. Key Responsibilities include, but are not limited to:

• Become familiar with and maintain working knowledge of all Windward Condominium buildings, systems, pool, and land.
• Document and maintain a preventative maintenance program for all common elements (buildings, systems and land).
• Prepare/ maintain maintenance schedule and log for buildings, systems and land.
• Respond to a maintenance emergency, diagnose the problem and take appropriate action to mitigate risk/ minimize damage to common elements or individual units (e.g. water leak that could impact multiple units).
• Monitor sub-contractor repairs performed on the major building systems to ensure compliance with documented specifications and notify the Board of Directors when issues arise that must be addressed.
• Plan, schedule and facilitate routine maintenance and cleaning of the common elements.
