Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Competitive pay based on experience About the Opportunity Foshee Residential is seeking a results-driven Regional Property Manager to oversee a portfolio of apartment communities in the Alabama / Mississippi area. This role is responsible for driving financial performance, operational efficiency, and team success across multiple properties. What You'll Do Financial & Operational Oversight Develop and manage annual budgets Monitor property performance and financial results Review and analyze monthly variance reports Control expenses and identify opportunities for improvement Leadership & Team Management Supervise and support Property Managers and onsite teams Assist with staffing, hiring, and team development Foster a high-performing, collaborative work environment Property Performance Oversee day-to-day operations across assigned properties Ensure communities meet occupancy and revenue goals Support and evaluate marketing and leasing strategies Projects & Asset Management Coordinate and oversee capital improvement projects Ensure properties maintain strong curb appeal and operational standards Identify opportunities for property enhancements Resident Experience Support initiatives that drive resident satisfaction and retention Ensure consistent delivery of high-quality customer service What We're Looking For 5+ years of property management experience with staff supervision High School Diploma or GED required; Bachelor's degree preferred Strong experience with budgets, reporting, and property performance Proficient in Microsoft Office OneSite experience preferred Strong leadership, communication, and organizational skills Ability to manage multiple properties and priorities Valid Driver's License required CAM, CPM, or similar certification preferred Travel Requirements Regular travel between assigned communities Occasional extended travel as needed Physical Requirements Frequent walking, standing, and site visits Ability to move between multiple properties Reasonable accommodations may be made Benefits BCBS medical, dental, and vision insurance Life insurance 401(k) with company match Paid time off Paid holidays Career growth opportunities Why Join Foshee Residential?
