May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Overview We are seeking a dedicated and detail-oriented Property Manager to oversee the daily operations of two of our residential properties. The ideal candidate will possess strong organizational and communication skills, with a focus on customer service and administrative efficiency. This role requires a proactive approach to managing tenant relations, property maintenance, and compliance with relevant laws and regulations. Duties This job is running 2 locations, Moulton and Double Springs Manage tenant relations, addressing inquiries and resolving issues promptly to ensure high levels of satisfaction. Oversee property maintenance by coordinating with vendors and contractors to ensure timely repairs and upkeep. Conduct regular property inspections to assess condition and compliance with safety standards. Maintain accurate records of property management activities, including lease agreements, rent payments, and maintenance requests. Utilize property management software such as OneSite or CMMS for data entry and reporting purposes. Ensure compliance with Section 8 housing regulations and other applicable laws governing property management. Implement effective marketing strategies to attract new tenants and reduce vacancy rates. Provide administrative support by handling phone inquiries, scheduling appointments, and managing correspondence. Experience Proven experience in property management or a related field is preferred. Familiarity with real estate administrative tasks, including lease documentation and tenant screening processes. Strong data entry skills with attention to detail for maintaining accurate records. Knowledge of relevant laws affecting property management practices is advantageous. Excellent phone etiquette and customer service skills to foster positive tenant relationships. Sales experience is a plus, contributing to effective marketing efforts for the properties managed.
