May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

PROPERTY / LEASING MANAGER
Orange Beach, AL Beautiful 2019 built 64 unit multi-family luxurious townhome community seeks a strong, MOTIVATED leasing professional! This position serves as the only leasing professional onsite, so you need to be able to be a one person show! Professional should display strong leadership skills and must have integrity, be well-organized, be attentive to details, make good business decisions, have strong written and verbal communication skills in a customer-centric environment. Essentially, the Manager manages the lifelong viability of a multi-million dollar asset. In this role, you will oversees all key processes that support operation of the asset, including marketing/sales and leasing, staffing, bookkeeping, financial functions, as well as preventative and on-going maintenance. Meticulous Budget Management Marketing and leasing to maintain standard occupancy. Scheduling/supervision of vendors. Maintenance scheduling, including review of service requests and work order reports. Review and approval of expenditures prior to submission to the Corporate Office for payment. Issuance, approval, and control of purchase orders. Oversight of accurate reporting for all daily, weekly, and monthly reports. Reporting any physical conditions of the property which may require expenditures beyond those considered in the operating budget. Coordination of all marketing. Supervising and controlling an organized and aggressive lease renewal program. Supervision of all matters which relate to resident relations. Ensuring applications and lease files are received, processed, and completed according to company policy. Providing final approval of all new residents. Accurate and timely submission of information and reports to Corporate Office. Performing other tasks or requests consistent with fulfilling company objectives. Inspection and approval of all market ready units. Collecting of rents Issue resident letters/notices. Ensure completion and timeliness of activities.
REQUIREMENTS
Proven track record as a leasing professional at a 75+ unit community Business marketing skills: must be able to generate traffic every day/week! Closing skills required. Integrity and work ethic, non-negotiable
