  • Full-time SUMMARY Responsible for maintaining and operating the property to the best interest of the Owner.
Responsible for directing and monitoring the staff functions and contracted services and ensuring all work is completed in a thorough, timely, quality, and cost-effective manner. Responsible for proper staffing of all positions, including hiring, providing further training & development & discipline as needed. Operate within fiscal guidelines and assist in fiscal planning.
DUTIES AND RESPONSIBILITIES 1.
Maximize Net Operating Income and maintain high occupancy. 2. Maintain proper and adequate staffing, schedule workloads and vacation time of employees. 3. Direct, monitor and evaluate work performed by employees and contracted services. 4. Maintain confidential employee files and process time sheets of employees. 5. Work with Supervisor to develop and arrange on-going training for self and staff as needed. 6. Implement effective resident retention programs (move-in & service follow up). Maintain good resident relations. 7. Review all pertinent verifications and lease applications for approval. Process same as needed. 8. Monitor delinquencies, initiate & process three
  • & seven-day notices & legal proceeding for evictions as needed.
9. Ensure residents are not violating the lease, property rules, or policies of the company and the community. 10. Learn and implement the policies and procedures of the company. 11. Ensure all Accounts Payable are accurate and submitted in a timely manner. 12. Stay abreast of market conditions & trends. Conduct regular market surveys & maintain all related information on the competition. 13. Complete the ongoing required training assignments through our online learning platform. 14. Operate motor vehicles such as golf carts if applicable.

Develop and maintain professional contacts within the area and participate in public relations activities. 16. Assists in setting up marketing and advertising program with Supervisor. 17. Daily physical inspection of community. Routinely inspect the entire community to detect potential problems. 18. Inspect curb appeal, offices, and models daily. 19. Analyze signage for appearance, effectiveness and inspect at least weekly. 20. Ensure all prospect traffic (phone, written, walk-in) is handled in a way to maximize current & future occupancy. 21. Reviews for approval and/or personally prepares & processes all move-in, move-out documents & renewals. 22. Prepares all weekly and monthly reports and submits to Supervisor. 23. Provides information to various relocation departments and agencies

REQUIREMENTS 1.
Proven experience in property management, with at least 2 years in a supervisory or managerial role. 2. Strong knowledge of property management software and Microsoft Office Suite. 3. Excellent interpersonal and communication skills, both written and verbal. 4. Demonstrated ability to manage multiple priorities and meet deadlines in a fast-paced environment. 5. Knowledge of, or ability to learn, Federal, State, and local landlord/tenant laws and fair housing regulations. 6. Valid Driver's License and reliable transportation. 7. Strong customer service orientation and managerial skills. Ability to exercise good judgment. 8. Ability to carry a cell phone and respond to emergencies. 9. Basic math skills and office and computer skills. 10. Knowledge of, or ability to learn, advertising and marketing tactics to maximize occupancy. 11. Ability to climb stairs, walk, bend, grasp, and lift up to 25 lbs. At properties that use golf carts, this position is designated as a safety-sensitive position in which a person operating the golf carts must not be under the influence of alcohol or drugs as it may constitute a threat to health or safety in which a lapse of attention could result in injury, illness, or death.
