  • Full-time, Contract Description A growing property management company is seeking a motivated, dependable, and detail-oriented Portfolio Manager to join our team.
The Portfolio Manager is responsible for supporting and managing all aspects of day-to-day property operations, including leasing, marketing, maintenance coordination, inspections, resident relations, owner communication, vendor coordination, and overall portfolio performance. This role requires someone who is organized, proactive, professional, and comfortable working both in the office and in the field. The ideal candidate is a strong communicator, takes pride in excellent customer service, and is willing to serve as the "boots on the ground" for the property management team. Our team is committed to providing an outstanding service experience for property owners, residents, applicants, vendors, and clients. Responsibilities Responsibilities include, but are not limited to: Communicate effectively with residents, owners, vendors, and management to ensure questions, concerns, and service needs are addressed promptly and professionally. Present the features and benefits of available properties to prospective residents and help secure lease agreements. Schedule property tours, conduct in-person showings, and install lockboxes as needed for self-guided tours. Prepare, distribute, and follow up on lease renewal notices for current residents. Maintain an accurate and up-to-date inventory of available rental properties in the property management software system. Monitor the property management software dashboard and follow up on logged requests, tasks, and service items. Coordinate maintenance service requests, communicate with vendors and residents, and maintain appropriate documentation to help ensure timely completion and resident satisfaction. Inspect properties for repair needs, safety concerns, deferred maintenance, and general upkeep issues. Schedule, coordinate, and follow up with contractors, vendors, and service providers. Act as the primary on-site point of contact for property repairs, maintenance issues, vendor access, deliveries, and field-related needs. Conduct move-in orientations, move-out walk-throughs, and property inspections. Schedule and complete monthly visits to managed properties. Assist with the essential upkeep of vacant and turn units, including changing HVAC filters, light bulbs, and smoke detector batteries as needed. Support marketing initiatives by posting announcements, property updates, photos, availability information, and other resident or owner communications. Maintain and update a database of contractors and vendors, including landscapers, painters, maintenance providers, and other service professionals. Maintain inventory and organization of property keys, lockboxes, and related access items. Exercise sound judgment, common sense, professionalism, and consistency when communicating with owners, residents, applicants, vendors, and management. Monitor emails and voicemails as needed, including occasional weekends and holidays, for emergency issues not routed through the answering service. Travel to properties and complete property-related errands as required. Support the Property Manager and leadership team with administrative, operational, and field-related tasks as needed. Assist with business development by identifying and contacting landlords or property owners who may need professional property management services. The Portfolio Manager will play an important role in maintaining property standards, supporting resident and owner satisfaction, coordinating day-to-day operations, and helping the company continue to grow.
