Job Description
Orbach Affordable Management is hiring a Property Manager for our 40-unit HUD and Tax Credit complex located in Alameda, CA 94501. As a Community Manager, you will be integral to supporting property operations and ensuring compliance with Section 8 and LIHTC guidelines. Your role will involve assisting in the day-to-day management of the property, maintaining organized records, and ensuring adherence to regulatory requirements. This position demands strong organizational and analytical skills, as well as a dedication to providing excellent service and support to residents and the property management team. A passion for problem-solving and helping others is essential to your success in this role.
Summary of Essential Job Functions:
- Responsible for Annual, Move Ins, Move Out and Maintaining 100% Occupancy and processing rent to Section 8 and LIHTC.
- Understanding the proceeding on calculating assets in accordance with the 4350.3 Handbook.
- Review applicant files and ensure compliance with Section 8 and LIHTC program eligibility requirements
- Calculate rents for annual and interim recertifications.
- Understanding when to run the EIV Reports in accordance with the company policies in place
- Assist in the preparation of leases and other application forms.
- Identifying households with income discrepancies and creating repayment agreements
- Ensure the collection and deposit of all resident payments.
- Perform unit and building inspections.
- Additional responsibilities may be required based on the property's needs.

- Knowledge of Project Based Section 8, voucher, and LIHTC programs is essential.
- Excellent written and verbal communication skills.
- Strong attention to detail and a commitment to accuracy.
- Team player with a positive, can-do attitude.
- Ability to manage multiple tasks simultaneously with effective prioritization.
- Reliable transportation to the property is essential to ensure timely attendance for daily business operations.
- Proficiency in RealPage, OneSite, Microsoft Word, Outlook and Excel.
Pay:
$28.00- $30.
