Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Active California Real Estate License Position Summary We are seeking an experienced Property Manager to oversee a portfolio of luxury single-family residential (SFR) properties throughout Carlsbad/North San Diego County.

This role requires a high-performing professional with strong business development, leasing, operations, and compliance expertise, capable of delivering exceptional owner and tenant experiences. This position reports to the Operations Manager. Key Responsibilities Portfolio & Operations Management Oversee day-to-day management of luxury SFR portfolio Proactively respond to Owner & Tenant requests in a timely manner. Conduct regular property inspections to maintain asset quality and brand standards Ensure timely rent collection, lease compliance, and accurate reporting Manage vendor relationships and ensure quality control on all services Leasing & Marketing Execute leasing strategy including pricing, marketing, and showings Screen applicants in compliance with California laws and Fair Housing regulations Negotiate lease terms and ensure proper documentation Business Development Generate new management opportunities through networking, referrals, and prospecting Attend Agent meetings at Partner Brokers Offices Build relationships with owners, brokers, and Realtors Present management proposals and close new accounts Maintenance & Capital Improvements Coordinate repairs, preventative maintenance, and capital projects Obtain bids, manage budgets, and oversee project execution Ensure timely resolution of maintenance requests with high customer satisfaction Legal Compliance & Risk Management Manage eviction process in accordance with California and local ordinances (Los Angeles & Orange County) Ensure compliance with Fair Housing laws, rent control (if applicable), and local regulations Maintain accurate documentation and audit-ready files Qualifications Active California Real Estate License (required) 3-5+ years of property management experience, with luxury SFR portfolios. Multifamily & Commercial experience will be considered & there is both under management,90% is scattered Luxury Single Family Homes Proven track record in business development and portfolio growth Strong knowledge of leasing, evictions, Fair Housing, and California landlord-tenant laws Experience managing maintenance operations and vendor networks Excellent communication, negotiation, and client relationship skills Highly organized with strong problem-solving ability Requirements Reliable transportation and ability to travel throughout Los Angeles, Inland Empire & Orange County Ability to conduct property inspections and in-person meetings regularly Proficiency in property management software (AppFolio preferred) Compensation & Benefits Competitive base salary 60k-65k base salary + performance-based bonuses (leasing & new business) Mileage Stipend Health benefits,401K (when eligible) Growth opportunity within a high-end property management platform
