Residential & Commercial Portfolio Manager Carmel Realty Company is currently searching for a full-time Commercial & Residential Portfolio Manager to help manage a world-class portfolio of homes on the Monterey Peninsula. Since 1913, Carmel Realty Company has been a locally owned family business, located in downtown Carmel and has enjoyed an impeccable reputation as the premier luxury brokerage and property management company on the Monterey Peninsula. We are seeking an experienced, highly organized, and customer-focused candidate to oversee the marketing, leasing, and ongoing management of long-term residential rentals and commercial properties across the Monterey Peninsula. This role serves as the primary point of contact for prospective and current owners and tenants and plays a critical role in ensuring compliance with California housing laws while delivering professional, responsive, and high-quality leasing experience. Key Responsibilities Build and maintain a pipeline of qualified prospective tenants through exceptional customer service, networking, referrals, and proactive outreach. Drive occupancy by marketing available properties, conducting engaging property tours, and matching prospective tenants with the right homes. Manage the full leasing lifecycle, including inquiries, showings, applications, lease negotiations, lease execution, renewals, and move-outs. Develop trusted relationships with homeowners, serving as a strategic advisor on pricing, market conditions, leasing strategy, and tenant placement. Deliver an exceptional customer experience by serving as the primary point of contact for owners, prospective tenants, and residents with responsive, professional communication. Evaluate rental applications through credit, income, background, and reference verification while ensuring consistent compliance with Fair Housing laws. Prepare and administer leases, disclosures, notices, renewals, and related documentation in accordance with California law. Coordinate rent-ready activities with internal departments and vendors to ensure homes are market-ready and leased quickly. Monitor local market trends, rental pricing, and competitive inventory to maximize occupancy and rental income. Identify opportunities to grow the property management portfolio through referrals, relationship building, and business development. Collaborate closely with colleagues across departments to deliver a seamless experience for clients and tenants. Maintain compliance with all applicable federal, state, and local housing regulations, including Fair Housing and California landlord-tenant laws. Communicate market conditions, leasing activity, and tenant feedback to ownership and management Requirements 2-4+ years of experience in residential leasing, property management, commercial leasing, real estate sales, or a related client-facing role. A proven ability to build relationships, generate leads, and close leases in a high-end competitive market. Passion for delivering outstanding customer service and creating exceptional client experiences. Strong knowledge of California landlord-tenant law and Fair Housing regulations. Excellent communication, negotiation, and presentation skills. Highly organized with exceptional attention to detail, time management and follow-through. Ability to balance sales goals with legal compliance and operational excellence. Comfortable working independently while collaborating with a high-performing team. Experience using property management software, CRM systems, and Microsoft Office. Active California Real Estate License required or commitment to acquiring one within 6 months. Reliable transportation and willingness to travel throughout the Monterey Peninsula. Work Environment Full-time in office position in beautiful Carmel by the Sea. Combining office work, client meetings, and on-site property tours. Frequent interaction with homeowners, tenants, and prospective residents. Occasional evenings and weekends to accommodate showings and client needs. Local travel throughout the Monterey Peninsula. Compensation & Benefits Competitive salary of $80,000-$90,000, depending on experience, plus opportunities for performance-based incentives.
