May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

SENIOR PROPERTY MANAGER
Boardwalk Investments Group, LLC ("Boardwalk") is a privately held commercial real estate investment company. Headquartered in Costa Mesa, California, the Firm currently manages a commercial real estate portfolio comprised of retail, mixed-use, office and multifamily assets located primarily in Orange County, California. Since 2012, Boardwalk's investment strategy is to actively acquire, stabilize, and manage commercial real estate located in core, coastal markets in California. Boardwalk is currently seeking an Senior Property Manager to join our team in Costa Mesa , CA. This role will be responsible for overseeing daily operations across the firm's portfolio; while executing strategic operational initiatives that align with the organization's aggressive growth targets and acquisition goals. The successful candidate should have the ability to thrive in an environment of frequent change and be adept at dealing with an ambiguous business environment. The candidate must have demonstrated previous business success in a situation where only high-level strategies and goals were defined. The successful candidate must also have exceptional written and verbal communication skills.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Develop, articulate and implement business plans for each assigned property, that are consistent with the owners needs and objectives to maximize NOI and asset value Coordinate vendor contracts for property-level services in accordance with the parameters of the management agreements. Negotiate contracts in accordance with the company's policies Review monthly accounting-related reports as well as provide other financial reporting information as required by company. Reporting requirements should be completed in a timely manner (monthly, quarterly, etc.). Review and audit monthly rent roll and prime lease payment reports in preparation of monthly invoice and payment processing. Interpret and prepare written explanations to the monthly reports, communicate monthly variance reports to the company in a professional manner. Assist in managing communication with clients and lease-holders to address and resolve Accounts Payable and Accounts Receivable issues. Manage vendor relationships, including but not limited to: Site marketing Site maintenance (included authorizing periodic and/or demand maintenance) Insurance issue management Builders' Risk and General Liability
REQUIRED QUALIFICATIONS
Bachelor's Degree required with a minimum of five (5+) years professional experience in Property Management for commercial real estate. CPM designation preferred Proficiency to read, understand and apply standard to complex documents affecting real estate projects, such as: entitlement applications, traffic studies, CC&Rs, agreements/contracts, leases, due diligence materials, title reports, ALTA surveys, environmental reports and architectural drawings Knowledge of basic accounting A flexible, can-do attitude with customer orientation Acute attention to detail with strong problem resolution skills Ability to manage and complete multiple projects simultaneously with a sense of urgency Strong team player capable of working independently Ability to travel locally (30-50%) Boardwalk offers an attractive compensation and benefits package and the opportunity to be part of an exciting and fast paced organization.
