A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Danco Property Management is looking for a qualified individual who has experience in affordable housing, LIHTC, and property management in general.
POSITION OVERVIEW
The Property Manager is directly responsible for managing, delegating, & executing administrative responsibilities that come from their assigned four properties from our property portfolio. This position will require you to work in person, at our main office in Arcata, CA.
RESPONSIBILITIES
Collects Rent, Makes Bank Deposits, Prepares and Submits Rent Roll, Verifies Income Complies with HUD, Tax Credit, HOME, or other regulations Maintains Waiting List, Prepares and Processes Leases Supervises on-site staff Works closely and coordinated with support service staff Processes Evictions, Conducts Annual Inspections and Coordinates Repairs Qualifies Applicants, Processes the Move In's and Move Outs of the property Processes Security Deposit Refunds Performs Annual and Interim Recertification's
QUALIFICATIONS 2+ LIHTC
experience 3+ Year of Affordable Housing Property Management Experience Knowledge of HUD, Low Income Housing Tax Credits, HOME, and ADA Guidelines Ability to Develop and Implement Budgets and Variance Reports Skills in
