On-Site Property Manager / Assistant Property Manager - In Field Coastline Equity - 3.8 Gardena, CA Job Details Full-time $22 an hour 20 hours ago Qualifications Customer communication Incident Escalation Inspection reporting and documentation Live-in employment experience Driver's License Incident management operations support Emergency response readiness Incident report writing Escalation handling Technical Proficiency Mobile devices Full Job Description Position Summary Coastline Equity is seeking an organized and responsive professional to serve as an On-Site Property Manager and Field Assistant Property Manager for our Los Angeles portfolio. This position combines resident and property support at an assigned on-site location with field assignments throughout the portfolio. Main Duties Serve as the on-site point of contact for residents, vendors, and Coastline Equity. Respond to overnight and daytime property emergencies and complete incident reports within 24 hours. Conduct move-in, move-out, exterior, interior, and follow-up inspections. Monitor unit turns and help keep rent-ready dates on schedule. Complete property showings, follow up on guest cards, and assist with rental applications. Review, assign, schedule, and follow up on work orders. Coordinate vendor access, field meetings, inspections, and property appointments. Manage keys, lockboxes, access devices, and approved notice postings. Take clear property photographs and upload same-day notes, inspections, and updates to AppFolio. Respond to calls, emails, text messages, and voicemails received during business hours. Travel between the Los Angeles office and assigned properties as needed. Requirements Qualifications and Requirements Property management, on-site management, leasing, maintenance coordination, housing, hospitality, or customer-service experience is preferred. Experience conducting unit or property inspections is preferred. Strong written and verbal communication skills. Strong organization, time-management, and follow-through. Ability to independently manage a changing field schedule. Ability to identify urgent concerns and escalate them promptly. Comfortable documenting property conditions with notes and photographs. Proficiency with email, electronic calendars, smartphones, and office technology. AppFolio experience is preferred. Knowledge of fair housing and professional resident communication is preferred. Valid driver's license, reliable transportation, and current automobile insurance. Ability to travel regularly between the Los Angeles office and assigned properties. Ability to walk properties, climb stairs, operate lockboxes, access units, and remain on-site during inspections and appointments. Must be willing and eligible to reside at the assigned on-site property. Must be available to participate in the established emergency-response process.
