A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Schedule:
This position is offered on a flex schedule , consisting of two days off per week based on the operational needs of the property. Weekend availability is required. Open Availability is a must.

All interviews are conducted in person at the corporate office of API Property Management in Irvine. Qualified applicants must be available to work weekends and maintain flexibility to meet the needs of the community.
Requirements:
Property Management experience of 2 years minimum. The ideal candidate will be self motivated, detail-oriented, possess high integrity, have strong customer service skills and enjoy the challenge of problem-solving.
Job Functions:
Collect, record, and deposit rental payments, application fees, security deposits, etc. Prepare and coordinate vendors for apartment turn-overs. Prepare documents and paperwork to company standards. Ability to deal with diverse residents in a professional and courteous manner. Enforce community rules. Coordinate maintenance of the property with appropriate vendors. Meeting potential renters and guiding them on tours of available units. Following up on leads for potential renters. Preparing leasing documents for potential renters using property standards and regulations. Handling the collection of rent payments, security deposits and application fees. Keeping residents informed of any changes to rental agreements or upcoming property issues. Building a rapport with current tenants to give them personalized service. Keeping an eye on community facilities such as mailrooms, fitness centers and laundry rooms.
