A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

CAREER OPPORTUNITY
Commercial Property Manager (Retail) This job offers a unique opportunity to join a fast growing, full-service commercial real estate company. The right candidate will oversee and manage all aspects of a commercial building portfolio, including operations and financial activities. In addition, the individual will assume fiduciary responsibility and ensure the portfolio is operating in line with the owner's goals and objectives. Core Responsibilities Establish and maintain strong and positive relationships with all clients, property tenants, vendors, and contractors. Contract management Responsible for annual budget preparation and tenant reconciliations for review and approval by senior management and ownership. Prepare Common Area Maintenance reconciliations Communicate with ownership Prepare reports Handle tenant maintenance requests and vendor selection Oversee collection of tenant rent, payment of expenses and compliance with lease terms. Work closely with maintenance companies, administrative, and maintenance team(s) to ensure compliance with tenant leases, regulatory items, and management contracts. Competitively bid and oversee operational construction and tenant improvement contracts and services. Capital improvement bidding and coordination Gross sales collection and management Tenant & vendor insurance management Property Inspections - driving required Qualifications Commercial Property Management experience required Real Estate license required as by state law. Strong experience with Yardi, Word and Excel is required
