Job Summary:
Responsible, under the supervision of the Business Manager, for marketing, leasing, and pre-leasing of rental units. Coordinate the leasing team in all aspects of the leasing process, including but not limited to application processing, paperwork processing, pre-move-in apartment inspections, resident retention activities, and the lease renewal process. This is an on-site, full-time position with Fridays and Saturdays off.
Key Responsibilities:
Team Leadership
- Train, supervise, and direct the leasing team. Interview and hire staff in coordination with the Business Manager. Set team schedules and lead regular leasing meetings. Set weekly leasing and retention goals and review staff performance, guest cards, and follow-up daily.
Leasing & Tours
- Meet and greet prospective residents professionally and enthusiastically. Conduct property tours and maintain current knowledge of unit availability and readiness. Qualify prospects, explain lease terms, and complete or oversee move-in paperwork.
Administrative Support
- Process applications by verifying credit, eligibility, and documentation. Ensure apartment inspections are completed prior to move-in. Maintain traffic logs, follow-up reports, and phone logs. Perform file audits to support commission eligibility. Handle application fees and deposits according to policy.
Resident Relations
- Provide excellent customer service to prospective and current residents. Maintain strong communication and follow-up to support resident satisfaction and retention.
Marketing & Outreach
- Work with the Marketing Department on campaigns, outreach, and advertising. Develop and manage property social media and online reputation per company guidelines. Refer prospective residents to sister communities as appropriate.
Market Knowledge
- Stay up-to-date on community features, apartment details, and local amenities including schools and transportation. Conduct weekly and monthly market surveys and maintain knowledge of local competitors.
Property Appearance
- Tour the property regularly to inspect models, vacant units, and grounds.
Report any maintenance or cleanliness concerns to the Business Manager. Additional Compensation:
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location. In addition to the base salary, this role may be eligible to participate in a bi-weekly, monthly, quarterly, or annual bonus program based on individual and company performance. ________________________________________________________________________________________________________________________________________________________ Summary of Benefits
- : Comprehensive Health Coverage—Medical, dental, vision, long-term disability, group life, and accidental death and dismemberment insurance. A Health Savings Account (HSA) with employer match is available for those enrolled in medical coverage. Benefits are offered for employees with a regular work schedule of 30+ hours per week.
Paid Sick Leave
- 1 hour accrued per 30 hours worked (max 120 hours).
Vacation Time
- Accrued based on hours worked (up to 120 hours in the first five years), with additional accrual over time.
10 Paid Holidays Per Year
Paid Jury Duty & Bereavement Leave
401(k) with Company Match
- Eligible after 90 days of employment with employer contribution.

Job Summary:
To be responsible for the overall and day-to-day maintenance of the apartment community. This is an on-site position that reports to the Business Manager and Service Technician Supervisor. This is a full-time position that requires working Sunday through Thursday, with availability for on-call emergencies.
Key Responsibilities:
Maintenance & Repairs
- Fix appliances, plumbing, electrical, and basic carpentry issues. Replace flooring, locks, fixtures, and other common items. Paint interiors and exteriors as needed. Apartment Turnover
- Prepare units for new residents with cleaning and repairs. Assist with move-in/move-out inspections. Track repairs, replacements, and maintenance records. Preventative Care
- Perform routine maintenance on equipment. Follow maintenance schedules based on manuals and manufacturer guidelines. Cleaning & Grounds
- Help with cleaning common areas and apartments. Pick up trash, pull weeds, and assist with basic landscaping. Support exterior repairs like fencing or concrete work. On-Call & Safety
- Be available for after-hours emergencies. Know where all utility shut-offs are located. Handle light pest control when needed. Teamwork & Standards
- Follow company policies and maintenance procedures.
Work with the property team to keep the community in top shape. Support resident education and maintain a professional attitude.
