  • Summary of the Position As Property Manager , you play a vital part in ensuring the seamless operation and success of our property management portfolio.
You'll handle a balance of owner and tenant relations, and maintenance coordination — keeping our properties compliant, well-maintained and operationally efficient through the use of AI. In addition you will occasionally handle tasks including construction and tenant improvement management. Your attention to detail and proactive communication will help uphold the Archer Wilkinson standard of excellence for both owners and tenants. Essential Duties & Responsibilities Other duties may be assigned Administrative & Compliance Assist with the standardization of policies and workflows to ensure efficiency is top of mind through the use of AI tools and software automation. Maintain tenant and unit files in accordance with company policies and industry regulations Maintain owner files in accordance with company policies and industry regulations Assist in the leasing of property including assisting in the creation of listings across platforms such as LoopNet, Crexi, Craigslist, and MLS, processing tenant applications, accepting and receiving applications, qualifying applicants by checking credit and criminal background, previous landlord and other references, verifying income, maintaining waiting list, showing spaces and reviewing lease contracts with tenants. Property Management Maintenance & Vendor Management Using AI and software automation to efficiently oversee property operations. Coordinating move-outs, rekeying, and maintenance scheduling to ensure timely and accurate completion. Work with Assistant Property Manager (APM) to ensure the maintenance for your properties is being handled appropriately. Monitor property conditions regularly, inspecting common areas, grounds, and parking for cleanliness and safety compliance. Uphold property standards by overseeing the mapping of utility shutoffs, escape routes, and ensuring all sites meet organizational expectations. Ensures all turnover procedures are followed, and that turnovers are accomplished in a timeframe and manner consistent with Archer Wilkinson standards, and the property's budgetary goals and limitations. Ensure work orders are prioritized and completed according to policy Track preventive maintenance and seek bids from vendors on larger maintenance items. Maintain a maintenance file for each unit to maintain warranty information Ensure physical standards for each site are achieved in accordance with expectations of the organization. Tenant Management Using AI and software automation to efficiently tackle tenant issues and questions. Oversee the onboarding of all new tenants including the instruction for the proper use of the online portal, maintenance requests and property rules Review lease and common area rules and with the new tenants and instruct on the use of online portal, maintenance requests, etc. Reinforcing lease, addendums and property/common area rules with tenants and their customers and clients Maintain accurate information on vacancies and make sure property info is accurate and posted online Financial Using AI and software automation to assist in financial reporting and owner statements. Ensure settlement statements and other parts of the move out process are completed accurately and timely working with the Property Accountant to handle this as quickly as possible. Collect rents according to policy and ensure benchmarks are met Collaborate with accounting and management teams to process security deposit refunds, urgent or delinquent bills, and maintain accurate property financials. Contribute to property reporting and budgeting, preparing required weekly and monthly reports to support informed decision-making. Work within the approved operating budget Approve accounts payable on a weekly basis Other duties as assigned
Requirements:
80-90% in-office role with local travel outside of the office required 10-20% of the time 2+ years of Property management experience Experience with Appfolio or other property management CRM is a must Familiar with AI tools such as ChatGPT, Claude, and Gemini a must Must have CA DRE real estate license Proficient in Google Suite

Strong verbal and written communication skills Delivers exceptional customer service with a high level of professionalism Thrives in a team environment and contributes to a high-performing work culture Ability to manage multiple priorities and meet deadlines with minimal oversight Proven ability and experience maintaining confidentiality with proprietary company information and personal client information. Valid CA driver's license, proof of auto insurance and access to a reliable vehicle. Light lifting (up to 20 pounds), walking, bending and squatting for short periods and working at a desk for extended periods of time Bilingual (English/Spanish) is a plus, but not necessary
