With over 50 years of experience in the real estate industry, Hall Equities Group has demonstrated proficiency across multiple property types, including industrial, multi-family housing, retail shopping centers, branded and boutique hotels, office buildings, self-storage, sports training facilities, subdivisions, and master planned communities. Summary The Commercial Portfolio Manager is responsible for overseeing the strategic and operational performance of a portfolio of industrial real estate assets. This individual will manage property performance, drive value creation through leasing and capital improvements, monitor financial metrics, and lead initiatives to ensure the long-term growth and profitability of the portfolio. The ideal candidate will bring a deep understanding of industrial real estate markets, asset management, leasing, and capital planning. Key Responsibilities Tenant Relations & Portfolio Oversight Serve as the primary point of contact for high-profile tenants within the industrial portfolio. Conduct regular tenant meetings, property inspections, and satisfaction surveys to foster strong relationships and reduce turnover. Address and resolve escalated tenant issues in collaboration with property management. Oversee overall tenant performance across the portfolio, proactively identifying retention risks and lease renewal opportunities. Coordinate with leasing, asset management, and operations teams to ensure consistent service delivery and alignment with portfolio objectives. Monitor occupancy levels, lease expirations, and tenant improvement activity to support long-term asset performance. Asset Strategy & Performance Management Develop and execute strategic business plans for each asset in the portfolio. Conduct periodic asset reviews and present performance and strategy updates to senior leadership, investors, or partners. Establish KPIs and benchmarks for portfolio performance and implement proactive measures to exceed goals. Analyze market trends, leasing activity, and competitive positioning to inform pricing, capital planning, and repositioning strategies. Financial Planning & Budgeting Lead the preparation of annual operating budgets and capital expenditure budgets in coordination with property management, leasing, and accounting teams. Forecast cash flow, revenue growth, and expense trends to support long-term portfolio planning and investment decision-making. Leasing Strategy & Deal Oversight Collaborate with the VP of Leasing to market vacant space, negotiate lease terms, and analyze deal economics. Review and approve Letters of Intent (LOIs), lease agreements, and tenant improvement allowances to ensure consistency with underwriting objectives, under the guidance and oversight of the VP of Leasing. Monitor lease expirations and proactively develop retention strategies to minimize downtime. Capital Improvements & Project Coordination Identify and implement capital improvement plans (roof replacements, paving, HVAC upgrades, etc.) that enhance property performance and valuation. Oversee the planning, budgeting, bidding, and execution of capital projects in coordination with construction management. Operational Standards & Compliance Ensure properties meet operational, environmental, and safety standards through collaboration with property and facilities management teams. Oversee compliance with local, state, and federal regulations, including lease requirements, reporting obligations, and risk management protocols. Conduct audits and site visits to assess operational efficiency, capital needs, and adherence to company policies and best practices. Position Requirements 2-3 days in San Francisco at site. Bachelor's degree in real estate, Finance, Business, or related field; MBA or Master's preferred. 7-10+ years of experience in industrial portfolio management. Strong knowledge of industrial property operations, leasing, and financial analysis. Management of bidding, contracting, and oversight of capital projects and tenant improvements. Demonstrated experience in managing large multi-property portfolios. Proficient in Excel, Yardi, and real estate valuation modeling. Excellent communication, negotiation, and presentation skills. Proven ability to manage multiple priorities and work in a fast-paced environment. Willingness to travel as needed for site visits and broker/tenant meetings.
