Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We are looking for a Property Manager to oversee day-to-day operations across residential properties in California. This Contract position requires someone who is detail oriented and can balance tenant satisfaction, property performance, and regulatory compliance while maintaining well-run facilities. The ideal candidate will bring strong experience in property oversight, vendor coordination, and housing program requirements, including HUD-related environments.
Responsibilities:
  • Direct daily management activities for assigned residential and commercial properties, ensuring buildings operate efficiently and effectively.
  • Coordinate leasing, tenant communication, and occupancy-related matters to support positive resident and client experiences.
  • Monitor property condition through routine inspections and arrange maintenance or repairs with appropriate vendors and service providers.
  • Prepare and track budgets, operating expenses, rent collections, and financial records to support effective property performance.
  • Ensure properties remain compliant with applicable housing regulations, lease obligations, and HUD program requirements where applicable.
  • Address tenant concerns, resolve escalated issues, and maintain clear documentation of incidents, service requests, and follow-up actions.
  • Partner with contractors, maintenance teams, and third-party providers to confirm work is completed on time and to expected standards.
  • Support administrative property management processes, including reporting, file maintenance, and updates to management systems when needed.
