The Property Manager is responsible for the daily aspects of on site management and operations for the community.
QUALIFICATIONS
Tax credit and affordable housing knowledge is required. At least three years' experience in housing and/or property management with multi-site oversight of over 150+ units. Ability to understand and interpret legal information related to housing programs. Ability to maintain a high degree of confidentiality. Ability to implement and explain federal and mandated rules, regulations, policies, and procedures including Fair Housing, Low-Income Housing Tax Credit (LIHTC) and/or other affordable or HUD programs. Must have a good attitude and be reliable. Must have knowledge of basic accounting principles including account receivables and basic bookkeeping. Knowledge of computer operations to include basic data entry in MS Office software; property management software knowledge preferred. Must be able to communicate effectively and maintain good relations with residents and employee. Knowledge of Fair Housing Laws and state landlord rights and obligations. Knowledge of the HUD 202, Section 8 and Low Income Housing Tax Credit programs required. Good phone etiquette. Excellent written and verbal communication skills with particular attention to details needed. Valid Driver's license and acceptable driving record Ability to shift focus, as needed, to address pressing matters Ability to make rational decisions even while waiting for full details on any given situation This position manages most of the clients' current project-based voucher portfolio from a property management and voucher compliance perspective. Ensure compliance with all relevant programs (HUD, LIHTC, HOME, City of Boulder, etc.)
DUTIES:
Community Manager will ensure all aspects of the property run smoothly while following the company's protocol as well as all local, state and federal guidelines. Ensures the property (including the admissions process) operates in compliance with all federal, state, and local regulations that may apply to the project. Manages property operations within accordance of all Federal, State and Local Fair Housing requirements. Trains and supervises Assistant Property Managers, and Leasing Specialists assigned to the Property Manager's properties. Maintain a current knowledge of area competition and market. Complete or supervise completion and accuracy of weekly activity reports, all rental applications and recording of all rental and leasing information. Oversee the implementation of resident renewal and retention programs. Provide reports as required. Other tasks as assigned.
