This role is responsible for maximizing the profitability and optimal performance of each property while adhering to all relevant laws and regulations. It involves leading a team of on-site property managers and requires strong leadership, business acumen, and a deep understanding of the rental market.
Key Responsibilities:
1.Property Performance Oversight:
o Monitor and analyze the performance of each property within the region, including revenue, expenses, and occupancy rates, to identify areas for improvement and ensure financial goals are met. 2.Tenant Relations:
o Address escalated tenant concerns, enforce lease agreements, and implement strategies to enhance tenant satisfaction and retention. 3.Leasing and Marketing:
o Oversee leasing strategies, marketing campaigns, and tenant acquisition efforts to maintain optimal occupancy rates and competitive rental pricing. 4.Maintenance and Repairs:
o Coordinate and prioritize escalated maintenance issues, repairs, and capital improvements, to uphold property standards and asset longevity. 5.Staff Supervision & Development:
o Lead, mentor, and develop a team of on-site property managers, leasing agents, and maintenance staff, fostering ongoing training and professional growth. o Assist in the creation and enforcement of Standard Operating Procedures (SOPs) for property operations, leasing, maintenance, and customer service. o Hold team members accountable for performance expectations and key metrics, ensuring operational excellence and high-quality service delivery. 6.Market Analysis:
o Stay informed about local market trends, competitor activity, and rental rates to make informed business decisions and keep properties competitive. 7.Compliance Management:
o Ensure all properties comply with local, state, and federal laws, as well as company policies, regarding tenant screening, lease agreements, fair housing, and property maintenance. 8.Risk Management & Crisis Response:
o Implement risk mitigation strategies and oversee emergency preparedness and crisis resolution plans. 9.Technology & Process Optimization:
o Leverage property management software, automation tools, and process improvements to enhance operational efficiency and data accuracy. 10.Reporting and Analysis:
o Prepare and present reports on property performance, occupancy rates, and key metrics for stakeholders.Required Skills and Qualifications:
- Proven experience in multifamily property management, with a track record of successful operations and financial performance.
- Strong leadership and team management skills to effectively supervise on-site staff and promote a positive work culture.
- Excellent communication and interpersonal skills to interact with tenants, owners, vendors, and internal stakeholders.
- Strong analytical skills to evaluate financial data, market trends, and operational performance.
- Detail-oriented with the ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Proficiency in property management software and Microsoft Office Suite.
- Knowledge of local tenant laws, fair housing regulations, and compliance requirements.
- Ability to work nontraditional hours based on business needs including but not limited to on-call, weekends, and afterhours.
- Willingness to adapt to changing priorities and job responsibilities.
Pay:
