As the primary steward of the building's infrastructure, you are more than a technician - you are a proactive leader, a strategic problem-solver, and the professional face of the Association. This is a hands-on role. While administrative oversight is required, you will be expected to work alongside your team to ensure the "big picture" of the property is maintained to the highest standards.

You represent the Association's reputation. Whether in a mechanical room or a resident's unit, you carry yourself with professionalism, empathy, and efficiency.
Collaboration & Communication:
You report to the Association's General Manager and collaborate with them on building priorities and solutions. Clear communication is expected between you and the General Manager, as well as other on-site staff, the Board of Directors, and members of the community. Key Responsibilities Operational Leadership & Mechanical Oversight Direct the daily engineering needs of the high-rise, ensuring all mechanical, electrical, and plumbing (MEP) systems operate at peak efficiency. Diagnose complex mechanical issues and implement rapid resolutions to minimize resident disruption. Oversee the operation and maintenance of boilers, cooling towers, elevators, and pool/spa systems. This position may entail supervision of hourly Maintenance Technician(s). Contract & Project Management Negotiate service contracts and manage vendor relationships to ensure the Association receives high-quality service at a competitive price. Supervise on-site contractors to ensure work aligns with contract specifications and safety standards. Coordinate large-scale capital improvement projects and emergency remediations (e.g., water intrusions or sewer issues). Preventative Maintenance & Compliance Develop and execute a rigorous preventative maintenance (PM) schedule based on manufacturer recommendations and industry best practices. Ensure 100% compliance with annual inspections, including fire/life safety systems, backflow devices, and elevator certifications. Maintain organized documentation and ensure all regulatory permits are current and displayed. Financial Stewardship Provide budget analysis for maintenance needs, service contracts, and long-term system updates. Analyze utility and repair costs to ensure the building is operating economically and in the best interest of the Association.
Requirements & Qualifications Experience:
Minimum 5 years of facility maintenance experience, with at least 2 years in a supervisory or management role (high-rise residential or hospitality experience preferred).
Technical Knowledge:
Strong understanding of high-rise HVAC, plumbing, basic electrical, drywall, life safety systems, and vertical transportation.
Availability:
Standard 8-hour shifts, 40 hours per week. Must be available to handle maintenance emergencies as they arise.
Pay:
$75,000.00 - $78,000.00 per year
