We pride ourselves on professional tenant relations, timely maintenance, accurate documentation, and smooth operations. Our team uses TurboTenant , Google Suite , Follow Up Boss (FUB) , WhatsApp , and other tools to stay organized and responsive. Position Overview We are hiring a reliable, detail-oriented Part-Time Property Manager with a strong emphasis on documentation and serving . This hybrid role combines field work (property showings, notice postings, tenant interactions) with backend administrative tasks. You will work closely with our owner and backend admin team to keep everything running smoothly, legally compliant, and well-documented. Key Responsibilities Documentation & Legal Serving (Core Focus): Prepare, serve, and photograph JDF 99A "pay or quit" notices and other legal documents. Post notices as soon as the 2nd of the month but before the 5th for any delinquent accounts. Maintain accurate records in TurboTenant and Google Drive.
Rent Collection & Tracking:
Monitor payments in TurboTenant, send reminders, record receipts, coordinate weekly draws, and follow up on partial payments or arrangements.
Maintenance Tracking & Coordination:
Log issues from the Repair & Maintenance Report, schedule repairs, follow up with contractors/tenants, and update resolution status with dates and notes.
Lease Creation & Management:
Draft new leases, amendments, move-in/move-out checklists, and security deposit documents in TurboTenant.
Prospect & Applicant Management:
Answer calls and messages, qualify prospects, schedule and conduct property tours, review applications in FUB, and make recommendation decisions in coordination with the owner.
Customer Service:
Provide friendly, professional responses via phone, WhatsApp, FUB, and email. Resolve tenant concerns promptly and document every interaction.
Backend Admin Coordination:
Maintain thorough, timely communication with the admin team on applicant decisions, payment status, lease changes, and open issues.
Additional Duties:
Turn marketing on/off as needed (Zillow, etc.), track your own hours, assist with weekly labor/cost summaries, and support general portfolio organization. Requirements Prior property management, leasing, or real estate experience preferred (Colorado landlord-tenant law knowledge is a plus). Excellent organizational skills and attention to detail — documentation accuracy is critical.
Comfortable with technology:
TurboTenant (or similar PM software), Google Workspace, Follow Up Boss (or similar CRM), WhatsApp, and basic spreadsheets. Strong written and verbal communication; professional customer service mindset. Reliable transportation and willingness to travel between Pueblo properties for showings, postings, and inspections. Ability to work independently while staying in close communication with the team. Must be able to pass a background check. Schedule & Compensation Approximately 25 hours per week to start, with potential to expand to full-time as the portfolio grows. Hours are flexible but must include availability for showings and timely notice postings. Competitive hourly pay based on experience (paid weekly via the company payroll process). Why Join Us?
