May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Full Job Description Summary:
We are seeking a highly motivated and experienced Property Manager to oversee the day-to-day operations in the Indianapolis area. As Property Manager, you will play a crucial role in ensuring the smooth operation and financial performance of our properties. You will be a hands-on leader, responsible for maintaining strong tenant relationships, optimizing occupancy rates, and upholding the highest standards of property maintenance. Responsibilities:
Financial Management:
Collect rent and other payments from tenants. Manage property finances, including approving invoices and maintaining accurate records. Prepare regular financial reports for review.
Property Maintenance & Improvement:
Supervise and coordinate property maintenance and repair work. Ensure properties comply with all health and safety regulations. Proactively identify and recommend property improvements to enhance value and resident satisfaction.
Leasing & Occupancy:
Develop and implement marketing strategies to attract and retain tenants. Show properties to prospective tenants and handle inquiries. Negotiate lease agreements and renewals. Conduct thorough tenant screening, including background checks and credit reports.
Tenant & Community Relations:
Foster positive relationships with tenants and address their concerns promptly. Enforce lease terms and conditions fairly and consistently. Manage and, carry out eviction procedures. Actively engage with the local community to promote a positive image for the properties.
Compliance & Reporting:
Maintain detailed records of property conditions, income, and expenses. Ensure compliance with all applicable local, state, and federal laws and regulations. Stay up-to-date on industry best practices and Fair Housing regulations. Utilize property management software to optimize operations and reporting.
Qualifications:
Proven experience in property management, with a successful track record in leasing and tenant relations. Strong understanding of landlord-tenant law, Fair Housing regulations. Excellent customer service, communication, and interpersonal skills. Proficient in using property management software and other relevant technology. Strong organizational and time management abilities. Ability to work independently and as part of a team.
