May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Are you an experienced Property Manager who enjoys taking ownership, leading a team, and making a real impact? We are seeking a hands-on, results-driven Property Manager to oversee the daily operations of a 295-unit apartment community in Claymont, Delaware. This is an excellent opportunity for someone who thrives in a fast-paced environment, enjoys solving problems, and takes pride in creating an exceptional living experience for residents while driving strong financial performance. What You'll Do As the Property Manager, you will be responsible for all aspects of community operations, including: Oversee the day-to-day operations of a 295-unit apartment community. Lead, coach, and develop office and maintenance team members. Drive occupancy through leasing, resident retention, and excellent customer service. Ensure timely rent collections and manage delinquency. Monitor budgets, expenses, and overall financial performance. Coordinate apartment turns and capital improvement projects. Maintain property appearance and curb appeal through regular inspections. Ensure compliance with Fair Housing laws, company policies, and state regulations. Respond professionally to resident concerns and resolve issues promptly. Build relationships with vendors and oversee contractor performance. Maintain accurate records using property management software. Prepare reports and communicate regularly with regional leadership. What We're Looking For 3+ years of multifamily property management experience. Previous experience managing apartment communities of 150+ units preferred. Strong leadership and team-building skills. Excellent communication and customer service abilities. Experience with budgeting, collections, and financial reporting. Strong organizational and problem-solving skills. Ability to prioritize multiple responsibilities in a fast-paced environment. Experience with AppFolio is a plus. Working knowledge of Fair Housing and landlord-tenant laws.
