A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
- Directly supervise the maintenance supervisor/technicians and porters/groundskeepers, including hiring, training, scheduling, and performance management.
- Oversee preventive maintenance programs, unit make-readies, and timely completion of resident service requests.
- Conduct regular property walks to ensure curb appeal, safety, and compliance with company standards.
- Manage vendor and contractor relationships for capital projects, repairs, and outsourced services.
- Ensure compliance with OSHA, fair housing, and local building/safety codes.
- Monitor and control maintenance-related expenses, including supplies, contracts, and make-ready turn costs. Leasing & Resident Relations Coordination
- Partner with the leasing agent(s)/team to develop and execute marketing and leasing strategies that meet occupancy and revenue goals.
- Review traffic, leasing, and renewal reports with the leasing team to identify trends and adjust strategy.
- Ensure smooth handoff between leasing and maintenance for unit turns, move-ins, and move-outs.
- Support resident retention efforts, including lease renewals, resident events, and prompt resolution of complaints.
- Ensure leasing practices comply with Fair Housing laws and company policy. Budgeting & Financial Reporting
- Prepare, manage, and monitor the property's annual operating budget in coordination with the Multifamily Group Manager/Asset Manager.
- Analyze monthly financial statements (income statements, variance reports, rent rolls) and provide clear explanations for budget variances.
- Track key performance indicators such as occupancy, delinquency, renewal rates, and net operating income (NOI).
- Approve invoices, manage accounts payable, and ensure accurate coding of expenses.
- Support annual budget preparation, forecasting, and capital expenditure planning.
- Ensure timely and accurate rent collection, and manage delinquency and eviction processes as needed. General Operations
- Ensure compliance with all applicable federal, state, and local housing laws and regulations.
- Maintain accurate resident files, lease documentation, and property records.
- Respond to and manage emergency situations affecting the property.
- Represent the community professionally with residents, vendors, ownership, and the public.
- Perform other duties as assigned by senior management.
Qualifications Required:
- 1+ years of property management experience, including at least 1-2 years in a supervisory role.
- Demonstrated experience managing budgets and interpreting financial statements.
- Working knowledge of Fair Housing laws and landlord-tenant regulations.
- Experience with property management software (e.g., AppFolio, Yardi, RealPage/OneSite, Entrata, or similar).
- Strong leadership, organizational, and communication skills.
- Proficiency in Microsoft Excel and Office Suite. Physical Requirements
- Ability to walk the property, including stairs, in various weather conditions.
- Ability to lift up to 25 lbs occasionally.
- Availability for on-call emergency response and occasional weekend/evening work.
