Starting at $100,000-$110,000 (commensurate with experience) Position Summary The Commercial Property Manager is responsible for the day-to-day operations and financial performance of Fusco's real estate portfolio. This role manages approximately 40 properties totaling ~1 million square feet, primarily retail and industrial, with a small number of residential and office spaces located in Delaware. The portfolio is owned by a group of family-affiliated entities. This position partners closely with internal Accounting, Construction, Facilities, and Real Estate teams, and coordinates with third-party service providers and vendors. The Commercial Property Manager delivers a high level of professionalism and customer service to tenants and internal stakeholders while protecting the interests of the ownership group. Key Responsibilities Real Estate & Administrative Manage properties to maximize value for owners, tenants, and the community. Interpret and enforce lease agreements through verbal communication and written notices. Clearly communicate landlord and tenant responsibilities in a timely, professional manner. Provide proactive tenant communications in addition to scheduled memorandums. Manage certificates of insurance for tenants and vendors (with administrative support). Manage insurance claims from initiation through final resolution. Perform property financial analyses and communicate findings, options, and recommendations. Maintain accurate electronic document management (scanning and filing). Build and maintain positive, professional relationships with tenants and vendors. Accounting & Financial Oversight Review and approve property-specific invoices (coding prepared by Accounts Payable). Oversee accounts receivable for all properties (with administrative support). Handle JP Court filings for possession and monetary judgments (Form 50 Agent, with administrative support). Review and approve CAM, real estate tax, and insurance reconciliations (prepared by Property Management Accountant—PMA). Review and approve tenant billings per lease terms (prepared by PMA), including: Utilities Late fees Tenant bill-backs Prepare annual operating budgets for the assigned portfolio and present to ownership for approval. Prepare quarterly variance reporting and narratives. Proactively plan capital expenditures, including schedules and escrow budgeting. Facilities & Vendor Management Manage contracted services (landscaping, snow removal, trash removal). Select, implement, and oversee vendors and contractors. Conduct monthly property inspections, submit work order requests, and report to the Director of Property Management. Partner with the Facilities Manager to execute repairs, maintenance, and capital projects on time and with quality. Issue and track work orders with internal Facilities teams and third-party vendors. Deliver possession of premises to tenants and conduct move-in/move-out inspections. Maintain properties in good repair, ensuring clean, safe conditions across the portfolio. Desired Skills & Experience 5+ years of commercial property management experience in a similar role/responsibility scope. Highly organized, self-motivated, and customer service-oriented with a strong track record of cross-functional collaboration. Strong understanding of property financial performance and attention to detail. Consistently high-quality, efficient work ethic. Working knowledge of accounting principles. Excellent written and verbal communication skills. Ability to maintain confidentiality of sensitive business information. Strong time management skills and ability to work independently. Education & Requirements BA/BS in Accounting, Finance, Real Estate, Business, or related field preferred (not required); equivalent practical experience will be considered. CPM, CCIM, or similar certification is a plus. Experience with property management software required; Fusco uses Yardi Voyager and Elevate. Intermediate to advanced proficiency in Microsoft Excel, Word, and Outlook. Valid driver's license required; travel to properties is required (using the Property Manager's vehicle).
