Commercial & Short-Term Rental Property Manager B2J Group Aventura, FL Job Details Full-time $51,461.08 - $71,974.64 a year 1 day ago Benefits Health insurance Paid time off Professional development assistance Flexible schedule Qualifications Spanish Pricing Property management tools Guest relations Handling insurance claims Expense management English Managing budgets in a finance role Team management Housekeeping management Vendor relationship management Quality control operations Portfolio management Maintenance management Productivity software Tenants Organizational budget management Full Job Description Job Summary We are seeking a highly driven, detail-oriented Commercial & Short-Term Rental Property Manager to oversee a diverse real estate portfolio consisting of: A mixed-use asset with (Residential+Retail+Office) located in Hallandale Beach, FL A 17-unit boutique short-term rental property in South Beach operated across platforms such as Airbnb, VRBO, Booking.com and other STR sites. This role requires a hybrid operator with experience in traditional property management and hospitality-driven short-term rental operations. The ideal candidate will take full ownership of day-to-day operations, leasing, revenue optimization, tenant and guest experience, and property performance. Key Responsibilities Commercial & Residential Property -
Hallandale Beach:
Supervise & manage all leasing activity for residential apartments and commercial spaces. Manage delinquencies, and initiate legal proceedings when necessary (notices, evictions, collections) in coordination with the on-site property manager. Conduct regular property inspections and coordinate preventive and corrective maintenance with vendors and contractors Manage vendor relationships, solicit competitive bids, negotiate service contracts, and supervise work quality and completion Maintain accurate records of all leases, maintenance activities, inspections, communications, and financial transactions using Buildium or equivalent property management software Prepare and present monthly owner reports including occupancy rates, rent roll, financial performance, and maintenance status Manage operating budgets, monitor expenses, and flag variances to ownership Coordinate insurance claims and liaise with insurance carriers as needed Ensure full compliance with Fair Housing laws, Florida Landlord-Tenant statutes, local building codes, and all applicable regulations Short-Term Rental Portfolio — South Beach Manage all aspects of the 17-unit STR portfolio on Airbnb, VRBO, Booking.com, Expedia, and other applicable OTA platforms Create, optimize, and maintain all property listings — including descriptions, photography coordination, amenity details, house rules, and accurate availability calendars Implement and manage dynamic pricing strategies using tools such as Guesty and PriceLabs to maximize revenue, occupancy, and RevPAR Monitor and respond promptly to all guest inquiries, booking requests, and messages across platforms to maintain high response rates and platform rankings Oversee the full guest experience lifecycle — pre-arrival communication, check-in coordination, in-stay support, checkout, and post-stay follow-up Manage and coordinate the housekeeping team to ensure seamless unit turnovers between guests — including linen management, restocking of consumables, and quality control inspections Manage smart lock and keypad systems to generate and distribute guest access codes for each reservation Handle guest complaints, damage reports, and resolution center claims through OTA platforms professionally and efficiently Monitor and respond to all guest reviews on every platform; develop strategies to maintain high ratings and Superhost / Premier Host status Stay current on Miami Beach STR ordinances, licensing requirements, and any regulatory changes affecting short-term rental operations; ensure all units maintain current licenses and certifications Track and report STR-specific KPIs including occupancy rate, average daily rate (ADR), revenue per available room (RevPAR), and booking lead times Coordinate with the owner on seasonal pricing strategies, unit improvement investments, and portfolio performance goals Manage OTA account health — monitor metrics, avoid policy violations, and respond to any platform flags or warnings promptly Required Qualifications Minimum 3 years of property management experience, with demonstrated experience in both commercial/residential leasing and short-term rental operations Direct, hands-on experience managing listings on Airbnb, VRBO, Booking.com, or similar OTA platforms — including listing optimization, pricing, and guest communication Proficiency with property management software (Buildium preferred for long-term; Guesty or similar PMS preferred for STR); training will be provided on specific platforms used Working knowledge of dynamic pricing tools (Guesty Price Optimizer, PriceLabs, Wheelhouse, Beyond Pricing, or equivalent) Proven ability to manage vendors, contractors, and housekeeping teams — including scheduling, quality control, and invoice approval Strong financial acumen — comfortable with rent rolls, operating budgets, expense tracking, and owner reporting Exceptional organizational skills and attention to detail; ability to manage multiple priorities across two distinct property types simultaneously Strong written and verbal communication skills — with both long-term tenants and short-term guests Proficiency with standard business tools: email, Google Workspace or Microsoft Office, messaging platforms, and property management apps Ability to respond to after-hours emergencies as needed Preferred Qualifications Certified Property Manager (CPM) or Residential Management Professional (RMP) designation Experience with channel management tools (Guesty, Hostaway, Lodgify, or similar) to synchronize calendars and rates across multiple OTA platforms Familiarity with smart home and access control systems (Yale, Schlage, RemoteLock, etc.) Bilingual in English and Spanish (strongly preferred given South Beach market)
