Job Description
Overview We are looking for a proactive and very organized LCAM to handle day to day operations of a luxury 70-unit Condominium Association at The Bellini on Williams Island in Aventura. The Association is seeking a polished, experienced, tech savvy and forward-thinking Licensed Community Association Manager (LCAM) to lead the community into its next chapter of operational excellence and elevated resident experience. This opportunity is ideal for a professional who understands the balance between hospitality, operational discipline, financial dedication, resident engagement, and strategic leadership within an established community. This is a hands-on leadership position responsible for overseeing the community's operational, administrative, financial, human resources, maintenance, and security functions. The position requires to be on call 24 hours a day, 7 days a week, for emergency consultation in the event of incidents requiring management intervention. Key Responsibilities Leadership & Operations Lead all day-to-day operations of the Association. Serve as the primary liaison between the Board of Directors, residents, consultants, legal counsel, accountants, engineers, and contractors. Create management reports, prepare Board meeting agendas, operational reports, project updates, and management communications. Maintain exceptional operational, service, and aesthetic standards throughout the property. Foster a culture of professionalism, accountability, hospitality, and overall resident satisfaction. Financial & Administrative Oversight Assist with preparation and administration of annual operating and reserve / SIRS budgets. Monitor financial performance, expenditures, cash flow, reserve planning, and vendor contracts. Review invoices, proposals, bids, and service agreements for accuracy and fiscal responsibility. Coordinate with accountants, auditors, reserve specialists, and financial professionals. Projects, Facilities & Compliance Maintain complete and accurate property files and records with an emphasis on documentation for future reference. Oversee building systems, maintain organized operational records, preventive maintenance programs, and capital improvement initiatives. Coordinate with engineers, architects, consultants, and contractors to ensure timely and compliant project execution. Ensure compliance with Florida Statute Chapter 718, DBPR requirements, governing documents, and applicable safety regulations. Oversee permits, contracts, licenses, and insurance documentation. Human Resources & Resident Relations Recruit, supervise, mentor, and evaluate on-site and 3rd party personnel. Promote a respectful, service-oriented, and high-performing team culture. Respond to resident concerns with professionalism, patience, discretion, and follow-through. Maintain a high-touch, hospitality-driven resident experience. Conduct staff team meetings. Risk Management & Emergency Preparedness Oversee emergency response procedures, hurricane preparedness planning, and property safety protocols. Coordinate insurance claims, security operations, and operational continuity when necessary. Qualifications Active Florida Licensed Community Association Manager (LCAM) license required. Minimum 5 years of luxury condominium management experience with luxury high rise operational expertise. Strong computer and technology skills - Microsoft Office - Building Link Demonstrated knowledge of Florida condominium law, DBPR regulations, and high-rise building systems. Strong analytical and problem-solving ability. Highly organized and detail oriented with an ability to multitask. Experience working directly with engaged Boards of Directors and committees. Strong financial acumen, including budgeting, reserves, forecasting, and capital planning. Experience managing capital projects, vendors, and building infrastructure initiatives. Bilingual English/Spanish strongly preferred. Exceptional communication, organizational, and leadership skills. Proficient in information technology, including Outlook, Microsoft platforms, and industry related programs. Proven leadership and supervisory experience.
