About RPM, a European Equities Corporation Company RPM is a commercial property management firm serving the Tampa Bay market, with a portfolio of retail and office assets held under European Equities Corporation and managed on behalf of our clients. Managing our own capital alongside our clients' sets the standard by which we operate. Every property is held to the same discipline as our own holdings, because in many cases it is. Our platform is vertically integrated. An experienced team of engineers, property managers, and support staff works alongside an in-house development and construction company, giving owners a single accountable operator able to maintain, reposition, and improve assets continuously. That structure delivers the responsiveness that preserves tenant relationships and the rigor that protects net operating income.
Primary Purpose of Position:
Manage an assigned retail and office portfolio to enhance long-term value. Provide day-to-day direction and supervision across operations and maintenance, lease administration, financial performance, tenant relations, vendor management, and capital projects. Serve as the principal point of contact for property owners, tenants, and vendors, and own the financial and physical condition of the assigned properties.
Essential Functions:
Operations and Financial Management Manage accounts receivable, including rent collections, delinquency notices, and escalation in accordance with company protocol. Develop the annual operating and capital budgets and implement the property business plan, ensuring net operating income (NOI) goals are met, including accruals, reforecasts, and variance explanations. Prepare and deliver monthly owner reports with narrative commentary on budget variance, collections status, and capital activity. Review and authorize vendor invoices and payments in accordance with company policy and budget authority. Annual CAM reconciliations for NNN and modified gross leases, prepare tenant billings, and resolve disputes. Track and enforce percentage rent reporting and audit rights per lease requirements. Manage and oversee capital improvement projects, from scope and bidding through punch list and budget reconciliation. Lease Administration Maintain a complete and current lease abstract for every tenancy, including base rent, escalations, term dates, options, co-tenancy, use restrictions, and CAM provisions. Own the critical date calendar for each property, including expirations, option notice deadlines, rent commencement, and insurance certificate renewals. Monitor and enforce tenant compliance with all lease obligations, including operating hours, signage, insurance minimums, and permitted use. Coordinate renewals, new deals, and lease modifications with the leasing team. Maintain executed lease files and current abstracts in the company property management platform. Tenant Relations Develop and maintain strong relationships with tenants, vendors, and the local business community. Serve as the primary point of escalation for tenant matters, responding within established service standards. Regularly inspect tenant spaces, common areas, mechanical areas, and grounds. Coordinate tenant openings, build-outs, and transitions with minimal disruption to co-tenants. Identify at-risk tenants and coordinate with the leasing team in advance of expiration. Manage tenant defaults and eviction proceedings in coordination with legal counsel. Owner and Client Relations Serve as the senior relationship contact for assigned third-party owners. Deliver monthly property reports on or before the 15th of the following month. Conduct quarterly owner calls or meetings with prepared agendas covering financials, operations, and leasing. Proactively flag vacancy, delinquency, capital needs, and market conditions before owners ask. Prepare an annual management plan for each property. Vendor Management Solicit, negotiate, and administer service contracts, including competitive bid processes at renewal. Maintain an approved roster of licensed and insured vendors for each property. Monitor vendor insurance certificate requirements and enforce minimum coverage. Oversee preventive maintenance programs and confirm vendor compliance with scope and schedule. General Maintain familiarity with all lease provisions related to operations, services, expenses, tenant use, and landlord obligations. Oversee property compliance with applicable building and fire codes, ADA requirements, and local ordinances. Maintain certificate of insurance (COI) tracking for all tenants and vendors. Manage insurance claims from initial report through settlement. Maintain a working knowledge of company databases and reporting tools. Attend and participate in industry meetings and events. Perform other duties and special projects as assigned.
Requirements and Qualifications:
BA/BS degree preferred, with a concentration in business administration, real estate, or finance. A minimum of three years of commercial property management experience required. Five or more years with retail or mixed-use portfolio ownership is preferred and will be considered at the senior level. Florida Real Estate Sales Associate or Broker license (Chapter 475), or the ability to obtain one within six months of hire, required for the management of third-party properties for compensation. Demonstrated experience with NNN and modified gross leases, CAM reconciliation, and multi-tenant retail operations. Strong financial acumen, including the ability to read income statements, prepare budgets, and explain variances. Certification as Certified Property Manager (CPM), Certified Shopping Center Manager (CSM), or Real Property Administrator (RPA) preferred. Working knowledge of local building and fire codes and core building systems. Excellent written and oral communication skills. Proficiency with Microsoft Office applications and a willingness to learn the company property management and accounting platforms (Stratafolio and QuickBooks). Valid Florida driver's license and reliable transportation for property site visits. Ability to work autonomously and as a productive member of a team, setting priorities and managing multiple simultaneous deadlines in a fast-paced environment.
Physical Requirements:
Involves work of a general office nature usually performed sitting, such as operation of a computer. Involves property tours throughout the portfolio usually performed by walking and climbing stairs. Involves periodic outdoor property inspections in varying temperature conditions. Regularly required to talk and hear and to use hands and fingers to write and type. Vision abilities allowing the reading of printed material and computer displays and the physical inspection of properties and sites.
Salary Range:
$70,000 - $90,000. RPM offers a competitive total rewards package including base salary and a performance bonus. The range represents expected base salary; compensation and title will be determined based on role, skills, experience, qualifications, and other job-related factors. Reporting Structure:
This position reports to the COO, who provides supervision and guidance and evaluates work performance on a periodic basis. At the Property Manager level, this position supervises property coordinators and Maintenance Staff.
