We're looking for a Property Manager to take the reins of a 75-150 unit community — bringing energy, accountability, and excellence to every part of the operation. You'll be the one steering the ship — managing finances, supervising staff, ensuring resident satisfaction, and keeping everything running smoothly. - Be the Driving Force Behind a Thriving Community As our Property Manager, you'll oversee every part of what makes our communities shine: Operate the property within approved budgets and company guidelines.
Lead your team with confidence, ensuring top performance in leasing, collections, maintenance, and resident services. Conduct all business in full compliance with company policies, Fair Housing, ADA, FCRA, and all relevant laws. Manage leasing and renewal activities to maintain high occupancy and happy residents. Ensure seamless move-ins and move-outs — complete inspections, finalize paperwork, and deliver great first and last impressions. Oversee vendors and contractors, ensuring quality work, proper scheduling, and up-to-date insurance. Create and implement resident retention programs that keep your community connected and engaged. Inspect the property regularly to maintain top-notch condition and appeal. Handle resident concerns with professionalism — from maintenance issues to rent questions. Partner with accounting to ensure accurate financial reporting and strong cash flow. Enforce leases, codes, and local ordinances to keep operations compliant and safe. Manage evictions, utility transfers, and delinquent accounts when necessary. Complete and file reports on traffic, availability, renewals, and delinquencies — on time and accurately. Communicate regularly with your Regional Manager on community performance and needs. Build strong relationships with residents, vendors, and community organizations. Stay innovative — always looking for ways to improve efficiency, profitability, and resident satisfaction. Perform other duties as assigned to ensure your property runs at its best. You'll be the heartbeat of the property — keeping residents happy, operations smooth, and your team motivated.
What We're Looking For:
2+ years of experience in multifamily property management. Proven leadership, supervisory, and communication skills. Experience with rent collection, G/L postings, daily deposits, and reporting. Yardi experience . Strong MS Office skills — especially Word and Excel. Familiarity with rental leases and housing regulations. A calm, steady presence when challenges arise. Exceptional attention to detail and professionalism.
Supervisory Responsibilities:
This position has direct supervisory responsibility for all operations and team members at the assigned property.
Physical & Work Requirements:
Primarily an on-site leadership role, including both office and property walk through duties. You may need to stand, walk, or lift up to 20 lbs. occasionally. Reasonable accommodations will be provided if needed.
