This is a working supervisor role — you're not just managing, you're in the field alongside your crew. You'll own the day-to-day maintenance operations: work orders, unit turns, preventive maintenance, and keeping the property in top condition. What You'll Do Supervise and coordinate a team of 3-5 maintenance technicians Manage and prioritize daily work orders through our property management software Lead unit turn process — inspect, schedule, and complete make-ready work between tenants Conduct regular property walks and identify maintenance needs before they become problems Respond to after-hours emergencies on a rotating basis Coordinate with vendors and contractors for work outside the scope of the in-house team Track parts and supplies; manage inventory and purchase orders Report progress and property status to management What We're Looking For 3+ years of residential maintenance experience, with at least 1 year in a lead or supervisory role Strong general maintenance skills: plumbing, electrical (basic), drywall, appliances, painting Experience managing unit turns in a multifamily setting Ability to prioritize and manage a high volume of work orders Reliable, organized, and accountable — someone who follows through Valid driver's license Comfortable using a smartphone and property management software (we'll train on our system) What We Offer Competitive salary: $62,000 based on experience Direct hire — this is a permanent position from day one Stable, well-managed property with supportive ownership Tools and materials provided Room to grow as the portfolio expands
