May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Leasing Manager is responsible for managing all leasing activities, ensuring high occupancy levels, and providing exceptional service to prospective and current residents. This role involves leading the leasing team, implementing marketing strategies, and working closely with the property management team to meet leasing goals.
Duties and Responsibilities:
Lead and manage the leasing team to meet or exceed occupancy and revenue goals. Develop and implement effective leasing strategies, marketing plans, and outreach programs. Conduct property tours, respond to inquiries, and ensure a high conversion rate of prospects to residents. Oversee the leasing process from application through move-in, ensuring compliance with company policies and legal requirements. Maintain accurate records in property management software (e.g., Yardi, AppFolio, or similar). Support resident retention initiatives and collaborate with maintenance and management teams to ensure resident satisfaction. Understand and adhere to federal, state, and local laws, particularly Fair Housing regulations. Submit applications to Property Manager for approval, notify applicants, and document interactions. Maintain closing ratios of applicant to first contact above 15%. Address objections during property tours and provide feedback to improve the process. Assist with lease renewal offers, ensuring compliance with local laws and company guidelines. Inspect each apartment prior to move-in using a checklist.
Skills:
High school diploma or equivalent; Bachelor's degree in Business, Real Estate, or related field preferred. Minimum of 3 years of residential leasing or property management experience, with at least 1 year in a supervisory role. Strong sales, customer service, and leadership skills. Proficiency in leasing software and Microsoft Office Suite. Knowledge of fair housing laws and leasing best practices. Excellent communication, organizational, and problem-solving skills.
