Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

POSITION SUMMARY
The Commercial Portfolio Manager is responsible for the strategic oversight and performance of a multi-state portfolio of commercial properties, with a primary focus on maximizing asset value and return on investment for ownership. This role provides leadership across property operations, financial performance, and team development. The Portfolio Manager partners closely with ownership, executive leadership, and cross-functional teams to drive operational excellence, optimize revenue streams, and execute long-term asset strategies. Success in this role requires strong financial acumen, operational expertise, and the ability to lead and influence diverse teams. Key Responsibilities Portfolio Strategy & Performance Develop, implement, and execute comprehensive operating strategies to maximize asset performance and value. Establish and monitor property-level goals aligned with ownership objectives. Drive revenue growth, expense control, and NOI optimization across the portfolio. Identify and implement new revenue opportunities and ancillary income streams. Financial Management Lead annual budgeting, reforecasting, and long-term financial planning processes. Analyze financial statements, variances, and key performance metrics to inform decision-making. Implement and maintain effective cost-control measures and delinquency management strategies. Evaluate and oversee capital expenditures, ensuring ROI and alignment with asset strategy. Operations & Asset Oversight Oversee day-to-day property operations, including leasing, maintenance, and vendor performance. Ensure compliance with all regulatory requirements, lease obligations, and risk management standards. Maintain comprehensive knowledge of portfolio assets and competitive market positioning. Monitor and ensure the timely and accurate completion of all required reporting. Leadership & Team Development Lead, mentor, and develop Community/Property Managers and site teams. Foster a culture of accountability, service excellence, and continuous improvement. Partner with HR and Training teams to recruit, onboard, and develop talent. Support performance management, succession planning, and employee engagement initiatives. Stakeholder Engagement Serve as a primary liaison between ownership, executive leadership, and operational teams. Present performance updates, financial insights, and strategic recommendations to stakeholders. Collaborate cross-functionally to align operational execution with organizational goals.
Requirements:
QUALIFICATIONS & EDUCATION
Bachelor's degree in Business, Real Estate, or a related field (preferred). CPM, CAM, CAPS, or equivalent professional designation (preferred). Minimum of 4+ years of experience in regional or senior-level property management, preferably within commercial real estate. Strong proficiency in property management systems (e.g., Yardi, ResMan, or similar platforms). Advanced knowledge of budgeting, financial analysis, and asset management principles. Solid understanding of landlord/tenant laws and regulatory compliance. Demonstrated ability to lead teams, manage multiple assets, and drive operational success. Work Environment & Travel This role operates in both office and field environments, requiring regular site visits across the assigned portfolio. The Portfolio Manager will frequently travel to property locations to evaluate operations, support teams, and ensure asset integrity and performance standards are met.
