Job Description

We are currently seeking an experienced Senior Property Manager to oversee the operations and performance of our community! This role is responsible for ensuring strong financial performance, maintaining high occupancy levels, and providing leadership and guidance to on-site management teams. The ideal candidate will have a minimum of 5 years of experience in property management, including at least 3 years in a supervisory or multi-site leadership capacity. A positive attitude, strong leadership abilities, and a proactive approach to problem-solving are essential. The Senior Property Manager will play a key role in maximizing the net operating income of the community through effective leasing strategies, operational oversight, and expense management while maintaining high resident satisfaction.
Responsibilities:
Maintain 95% occupancy or budgeted occupancy goals across assigned property or portfolio. Provide leadership, training, and support to on-site Property Managers, leasing teams, and maintenance staff. Ensure compliance with company policies regarding guest card completion, follow-up procedures, data entry into property management software, quarterly shop performance, and online advertising standards. Monitor leasing performance and coach teams to achieve strong closing ratios while surpassing company benchmarks. Review and monitor property budgets and expenses while identifying opportunities to reduce operating costs and increase efficiency. Communicate regularly with the Accounts Payable Clerk to ensure invoices and vendor payments are processed accurately and on time. Maintain detailed knowledge of market conditions, rental trends, and competitor communities to strategically maximize rents. Ensure compliance with Fair Housing Laws and company policies related to documentation and file management. Prepare and participate in monthly financial reviews, including preparing variance reports and narratives for ownership. Oversee the marketing and leasing strategy of the community to maintain strong occupancy and revenue performance. Manage lease expirations and renewal strategies (LEM plans) to support revenue growth and retention. Proactively manage delinquencies, ensuring timely notices, collections efforts, and eviction filings when necessary. Conduct routine property walks, including exterior grounds and interior units, to maintain quality standards. Ensure compliance with company rent-ready completion timelines and quality standards. Collaborate with ownership and senior leadership to implement long-term operational and financial strategies.
Skills:
Highly motivated self-starter with strong leadership abilities Bilingual in Spanish required to effectively serve our resident population Strong attention to detail and organizational skills Excellent customer service and conflict resolution skills Willing and able to work overtime in response to emergencies Valid driver's license and valid driver's insurance Knowledge of On-Site and Property Solutions software is a plus
