The Assistant Property Manager (APM) supports the Property Manager in the day-to-day operations of a luxury residential condominium, ensuring exceptional resident service, operational excellence, regulatory compliance, and financial accountability. This position requires a hospitality-driven professional with strong leadership skills, excellent communication abilities, and a thorough understanding of luxury property management. Qualifications Active Florida Community Association Manager (CAM) License (required) Minimum 3-5 years of experience in luxury condominium or high-end residential property management Hospitality experience in a luxury hotel, resort, private club, or branded residence preferred Strong knowledge of Florida Statutes Chapter 718 (Condominium Act) Knowledge of condominium governing documents, Board governance, and Association operations Experience with budgeting, financial reporting, contracts, and vendor management Proficient in Microsoft Office (Word, Excel, Outlook) and property management software (BuildingLink, Vantaca, Jenark, or similar) Excellent verbal and written communication skills Ability to manage multiple priorities in a fast-paced environment Professional appearance and demeanor with a strong customer service focus Resident & Hospitality Services Deliver a five-star resident and guest experience while maintaining the highest standards of customer service. Respond promptly and professionally to resident requests, concerns, and inquiries. Coordinate resident communications, notices, and building updates. Maintain positive relationships with residents, Board members, vendors, and staff. Property Operations Assist with the daily management and operation of the condominium. Conduct regular inspections of all common areas, amenities, life safety systems, and building grounds. Coordinate repairs, preventive maintenance, and capital improvement projects. Monitor contractor performance to ensure quality, safety, and compliance. Follow up on work orders and resident service requests until completion. Financial Administration Assist in preparing and monitoring the Association's operating and reserve budgets. Review invoices, purchase orders, and vendor contracts for accuracy. Monitor expenses and assist in maintaining budget compliance. Support monthly financial reviews and Board reporting. Compliance & Governance Maintain compliance with Florida Statutes Chapter 718 , Association governing documents, and Board policies. Assist with Board meetings by preparing agendas, reports, and meeting materials. Support annual meetings, elections, and owner communications. Monitor architectural review requests and compliance matters. Vendor & Staff Management Coordinate and supervise vendors and contractors performing work on the property. Assist in supervising onsite personnel and ensure adherence to Association policies. Support staff training and promote a culture of accountability and exceptional service. Safety & Risk Management Assist in implementing emergency preparedness procedures. Ensure compliance with OSHA requirements and life safety regulations. Coordinate response to emergencies and after-hours incidents as required.
